Sealing Tile Roofs Question

I am bidding on the cleaning of a commercial building that includes the cleaning of it's tile roof. Nothing unusual here except after cleaning, the client wants a quote on applying a clear sealer to the tile roof. Anyone seal a tile roof after cleaning it? What are the pros and cons? Thanks as roof tile sealing would be a first for me.
 
I advise to NEVER seal a tile roof. The coatings always fail and leave you with a roof that looks like it has leporacy. Sealing a tile roof does nothing for it. The real roof is actually the underlament below and the tiles are for UV protection and to keep the underlament from being damaged. Sealing the roof does nothing to help keep it dry or effects the performance in any way.

Advise strongly against it David. It becomes a maintenance nightmare.

Get them signed up on maintenance cleanings. Once a year or every two years

Sherwin has a water based non film forming sealer for Masonary.. is cheap and easy. . Doesn't leave a film. . Doesn't peel or spal.. if there requesting it and there gonna get it from somewhere whether it's you or someone else don't lose it for this... but ya a waste of money if you are chemical cleaning the roof..very easy to apply that sealer..but commands good money to do so
