This should stay clean how long?

I talked with a manager today that told me she gets this building cleaned every 1.5-2yrs. It has some pretty heavy mold so I am not sure if it was just not cleaned properly or if the service was a little more like 4 years. I have another meeting with her on monday. With a soft wash on the dryvit and SH application everywhere else and pressure where needed; a thorough cleaning, how long would you expect a building facade like this to stay clean? I was thinking it would be clean at least 2 years and 3 or 4 before it gets dark again. This side of the building is in the shade most of the day. What would your estimate be?

Jared, IMO if it is in the shade most of the day, and depending on amount of rain or dampness the building gets, 1.5 - 2 years is probably pretty good. I have some houses and buildings that will get that way after just over 1 year. I wouldn't expect nor would I promise any more than that.
 
Cut those trees down and it'll last much longer! :yes: There are products that will keep mold from growing but I've never used them as we aren't in a real moldy area. You can pm me if you like as it is a product I can get for you.
 
I agree with Doug. 18-24 months is probably going to be max on the building looking presentable between professional cleanings. Killing the mold and then completely rinsing the building is key to keeping the building clean as long as possible. There are some who claim that their methods last 5 or more times longer - that's simply not true.

I would work up a regular maintenance schedule that would keep the building looking great. Do a deep cleaning, then once a year apply a house wash mix to prevent it from getting the way it looks in the pictures. Not only is that mold ugly, it will harm the substrate.
 
Some parts of the country, if there is a lot of shade, if the entrance is on the north side of the building, if there is high humidity, etc...... there are a lot of variables involved before you can determine how long it will stay clean or until you wash it a couple times. There are buildings that need to be washed every year or two and then there are some that stay clean for 5 years. It just depends on your area.
 
That's an insane amount of growth for under 2 years if it was properly cleaned. I agree, stuff can grow in 18 months if the conditions fit, but that looks like it wasn't cleaned well enough to start with. I wouldn't promise anything, but you can probably expect better results. Under promise, over deliver.
 
I have seen buildings here get that bad in under 2 years, houses can get that bad in under 2 years, it is our climate and high humidity all year long that helps the mold, mildew and algae grow so fast.
 
Thanks for the reply Ron. I know price is going to be an issue for her but I think you are right in rally approaching it from a maintenance side. I can keep her cost down if I don't have to take so long doing such a heavy cleaning. I will take taht approach with her and see if she is interested in a real maintenance package that prevents such a deterioration of the building. I will get some numbers in mind before the call so I can give her an idea of what it would cost. I think I could keep her cost reasonable without waiting for the building to look so terrible.

Any thoughts about these anti-mold treatments? I don't hear much about them being used.

The ones that I know of that work, can get pricey, but very easy from a labor stand point.
 
I would say that building hasn't been cleaned in at least five years,or the last time it was cleaned no chems were used. I could see a little bit of mold regrowth after 2 years but not the amount shown in the pictures. Try to sell them on a annual maintanence and the build will never look that bad again,and next wash it will take half as long to clean.
