Ron is always right. I have yet to find him wrong on one thing regarding pressure washing or the management thereof.
I have been chasing a property owner who also owns the property management company for money for months. They have been customers for over 4 years. We took reduced payments throughout their bankruptcy, then they paid once after the BK closed.....then nothing. They are months behind.
They started making nuisance calls claiming we had made mistakes and we took them one by one and disproved the claims. Then they claimed we damaged a roof in an area we have never come within 30 ft of. The pictures tell the whole story, pipes were pulled out of the pony wall by blowing palm fronds that were STILL there yanking on the pipes in the damage picture they sent!!!! At least three other contractors had been on the roof, yet they blamed it on us, and hung up on me when I asked them to show me the videotapes from the cameras they have covering the entire roof!!!!
They were months behind in payments and I'm certain they were laying the groundwork to try to pay us less than what they owed us.
Well, I don't need work that bad and my days of dealing with headaches to keep a crappy customer are behind me. So I cancelled their account, confiscated my filters and demanded immediate payment.
I know the fiduciary responsibility of a PM, but I didn't know what things changed if the PM was also the owner. So I called Ron.
Ron told me to add a sentence to my demand letter. And he guaranteed I would be paid within a day or two.
I did just as Ron said and expected to eventually turn it over to collections and kiss it goodbye. That was Tuesday.
Today is Thursday. What do you think came in the mail today?????? You guessed it. The check. Along with a little pi$$y letter referencing the sentence Ron told me to add.
Yes folks, Ron is right. Just like Rush. You can either listen to him or be left behind....broke.
