What Equipment Do I Need?

I've been in this business for about three months. I've only been doing residential so far, but I'm looking to expand into commercial work. I have a small washer (2,700 psi / 2.3 gpm) which I know isn't big enough for commercial work. Can anyone give me some advice on what the minimum equipment I would need to be able to do a good job on commercial work? Rather than saying minimum equipment, I should probably say least cost equipment that would allow me some flexibility to expand. I'm assuming should buy a hot water unit too.

I don't have a lot of money to spend so I've been hesitant to go after any commercial work until I have the right equipment. But I've also been hesitant to buy the better equipment until I have the commercial work. It's been a chicken and egg thing. I'm looking to do parking lots, garages and storefront walkways.

Also, is there any particular organization I should join where I could get the best training on the use of the equipment?

Any advice you guys can give me would be greatly appreciated.
 
I would recommend a minimum of 5 to 5.5 gpm, 3,000 to 3,500 psi hot water and a surface cleaner in the 20" - 24" range.
 
I've got some of the accessories, including 75' of pressure hose, 150' of water hose, extra spray tips, 24' extension wand and I just bought a pickup trick :) I do know I need to upgrade on my machine though.
