Pressure Washing Condo's in Clearwater Florida

This is a Pressure Washing job we have been working on for a Property Management company here in Clearwater. This is a Condo Association that consists of 33 units. They are all set within three 3 story buildings that are connected by a small maze in a courtyard. All of the end units have two sets of balconies and al the bottom floor units have patios that are surrounded by a brick partition. Mold, Mold and more Mold. I figured on 4 days to complete but we were able to complete the buildings in 2 days. We go back on Thursday to finish up the outside perimiter Concrete Cleaning. This place is like a giant maze!

Larry, those white buildings POP!!!!!! I know this place. It seemed much darker than your 'before' pictures show. Incredible work!!! Keep it up!

Thanks Lori...You are absolutely right. It is a lot darker than it looks in the pictures. That whole area is covered by huge oak trees and there is a lot of shade. Perfect breeding ground for mold. It's so tough getting good pictures especially of the size of that place and with the buildings being white.

Larry how did you get to the third floor and balconies

Thank God I didn't have to do the balconies. Thats what employees are for. There were 36 2and 3 story balconies. I did all the outside of the buildings, the patios on the first floor and all the brick work while they did the balconies. We just used a Soft Wash method on the buildings and used a 32ft ladder to get up into the balconies.

Thanks Joe. I do know the President of the Association is and I'm sure the PM will be too once we finish. We still have the perimeter concrete to finish tomorrow. I would have finished today but they were already notified to move their cars on Thursday. Here is what the Concrete looks like that we have left to Clean. This goes around 2 sides of the property. We already did the rest of the Concrete where there were no cars as we were going along.

Accused us of being in cahoots with the Property Managers, etc, etc.
They were reluctant to move cars, get and stay out of the way, etc.
One guy threatened to kill our guys because a sudden gust of wind blew a tiny bit of chemical on his dwarf orange tree!
Glad to be back to normal again, cleaning roofs for people who appreciate us!

SO FAR, everyone who lives there and a couple other associations that we have worked for, everyone has been pretty nice. We only had 1 guy complain because some water got under his door. No biggie. I feel that if we only have 1 person with a small complaint like that then we are doing real good.

I hear ya Larry.
We have done tons of commercial roof cleaning jobs, everything from shopping mallls, nursing homes, to apartment complexes and condo's.
Most people are grateful we were making their dwellings nice looking again by cleaning the roofs.
This one was different. We found our company caught in a big power struggle between the assocaition, and the owners of the Condo's.
The assocation was comprised of fellow condo owners, who lived in the same complex!
It was bad vibe city, we did our usual good job, and left.
At first, when we took the job, it was "do it as you can, no hurry".
That turned into "The Painters are coming, why aren't you done already" :frown:
I was forced to put BOTH of my roof cleaning trucks on that job temporarily, causing us to lose some residential customers who got tired of waiting, with the bad weather we have had a few weeks ago and everything.
It is done now, thank God!
The association promised us the driveways/walks, so that is 33 x 4 equals 120 some driveways at 50 bucks a crack.
They are postage stamp sized, not too bad.
No real grease, just mildew, they will clean right up, quick :love:
