Rust On Hardie Siding

I have to quote a customer on a house wash that has Hardie Fiber Cement siding.

What should I use to get the rust off the lower portion without taking the finish off? I have used F9 BARC before but only on concrete.

Also, notice the color differences in the finish on the upper part of the house. Could that be oxidation or just a bad paint job? I really did not get any oxidized paint off with the wet finger test on a lower portion.

Any advice would be appreciated. The north side has quite a lot of mold that I know we can get off with house wash, but I do not want to have to repaint this guys house.

Curious of what others have to say about that horizontal line where it's night and day color difference.

All I can say for sure, set job expectations now haha. FL ppl would expect a fully furnished new house by the time you were done.
 
Looks like two different paints starting at the bottom of the lower windows. F9 the rust, then wet the siding, the wash house, then re rinse. Point out paint issues before starting job.

Just tell the customer you can make it clean but you can't make it new. Paint restoration is not part of the service you are offering. After all it's a pressure washing wand you are using not a magic wand. If you could wave your wand at the house and make the paint young again you would have waved it at you missus years ago. LOL
 
I too would be interested to hear what Craig might have to say. Is F9 safe on these fiber cement sidings? A lot of the homes in my area have this siding, but I certainly don't want to have to repaint because my chemicals damaged the paint.

Thanks for all of the input guys! I talked to the customer about what to expect and not to expect. He was very understanding. I sent the estimate off so I will report back if we get the job. If we end up doing it, we will try a small test area on the rust first to make sure the finish does not come off.
 
Why didn't you do a small test area before you sent in the estimate? This not only sets the expectations visually... It also tells you how difficult or simple it will be to achieve the finished result, and what to price.
