Add on services

I am always looking to add additional services to my business. Besides power washing, I also offer window cleaning, concrete repairs, concrete coatings, property improvements, etc.

What other services do some of you offer besides the PW services? Maybe we can share and help eachother to grow our businesses further. :winknudge:
 
Some other services that guys offer are Parking Lot Sweeping, Parking Lot Striping (painting the stripes where cars park), Sealcoating, crack filling, Day Porter Services, Painting, etc.......

You have to look around and ask the PM's what services they are needing and see if you can learn those services or have them subbed for you.
 
One example is a local fast food restaurant I PW every two weeks. Their dumpsters are out back like usual, but the drive through is in between the rear door and dumpster area, and down an 8 ft landscaped hill. Instead of the workers walking around the drive through (about 50ft), they go out the door directly down the hill, and mess up the plants/gravel.

I am always looking for ways to help improve a property. I spoke with the area manager and offered to put a bid together to cut 5 flagstone steps into the hill, which would eliminate the disturbed landscaping from workers walk path. It will take me about 2 hours or less. The flagstone is cheap, and the profit will be around $200 for a simple job.:happydance:
 
Landscaping is another one, depending on where you live and what time of year it is. The more services you offer and do well, the more valuable you are to that Owner/PM.
 
Here is a list:

Some will require extra equipment, some other will require specific license or insurance coverage.

Power Sweeping: extra equipment (not cheap), Big liability insurance, Expensive workers comp, Expensive auto insurance, only night shifts.
It is a very tough market with a lot more low balling then PW field.

Parking Lot Striping: In some states/counties a paving license or ZIP permit is required. Overall its easy money (for re-striping). For new striping, you need experience and you need to know how to read blueprints.
Most common paint is water based, sprayed with airless spray machine. Best machine on the market is Graco which you can rent as a first timer. Oil based paint is used on roads, streets and hwys, not that much on parking lots.

Porter Service: Good money. You don't need any licenses or permits or experience. You need: A porter guy, a trash bucket, trash bags, broom, mop and a pick-up tool. Although you need to establish a good and long term relationship with property managers which is the hardest part of all. You also need to keep a very close track on your porter guys.

Bulk Trash Removal: Good money, no license required. You need a pick-up or bigger truck for that purpose.

Pothole repair: cold asphalt, concrete. Good and easy add on.

Light maintenance:
small repairs, Christmas decoration and etc.

Asphalt Seal Coating

Concrete repair

Paving: seal coating, repair, re-sanding

and etc..
 
Chris, have you ever done parking lot striping? What type of paint do you use? Do you just mask off the asphalt and use a 4" roller?

I use the Graco Line Lazer 5900 machines, they are airless sprayers that spray paint at up to 3100psi. I have a driving unit that you can ride on and drive and paint lines to paint faster.

Using a 4" roller will not give you professional results as the striping paint is very fast drying, the paint will get sticky and start clumping up causing the paint to eventually get too thick so it will chip and peel soon after there is traffic on it.

There are some guys that have rigs for sale all over the country, probably $7,000 to $20,000 to buy complete trailers full of equipment.

I like to use the Sherwin Williams Alkyd paint, it is good quality and does not clump or clog very much after shaken.

There is a bbs for the parking lot striping guys.

Thanks, glad I asked. I spoke to Sherwin Williams earlier about the striping paint. I guess it's not as easy as a straight masked line with a roller. Might be something I'll look into at a later point in time.
 
Parking lot striping is a great addition. Their are good quality paint companies out there that are much cheaper than Sherwin Williams, espically for guys that only do it on occassion. different parts of the country also regulate what type of striping paint may be used. Make sure you check into you local laws.

www.azroc.gov is a good starting point. I think a license is required in Arizona, and, just because a license is not mentioned on the website does not mean a license is not required. You actually need to call the registrar to find out what is, and is not, required.
 
We have added Roto Brush Air Duct Cleaning ..... We completed one yesterday and another today and we got another appointment tomorrow.

Does anybody do car washers or the auto car washes at C stores.
I have a large group of C stores that want me start cleaning theirs but I don't no about pricing or what chems to use any help would be great.
 
I was doing some of the automatic car washes here but they said that the $125.00 per location was too much money. I was doing them every 2 weeks. There was a ton of dirt and sand there, they took about 2 to 3 hours on the initial cleaning then about 1 to 1.5 hours each after that.

I was going to look into them as they have been looking bad lately, not sure if they are being cleaned. I stopped by a location today and asked them if they are being cleaned and the lady told me that they were, I will have to find out if it is the same maintenance company from a while back that is over them and see what their budget is.

If things look good, I might go and stencil some of them for a demo.

Its done here for as little as 75 bucks. I dont wash them much unless they pay like 275.00

This guy wants it done monthly and his pads monthly and the side walks EOW. The pads for $280.00 the side walks for $175.00. He want only to pay $ 100.00 monthly for the car wash. theirs 39 store

I heard that a general rule is if you charge $1000 or more on any single job, than an ROC is required.

Sounds like you would make money on the pads and sidewalks but not much if anything on the car wash units.

If I had 39 of them here, I would probably do them since they are monthly. After the initial cleaning they should be easier each time.

If you had a helper then you could get them done a lot faster but that helper is an added expense so he would have to work fast to earn his keep.

Do you have a helper or 2nd machine for a helper?
