I've been monitoring two units over the service dept of a local car dealership. One keeps freezing up partially.
Filters are clean
Evaporator coil is clean.
HVAC guys say freon is good ?????
I think it is low.
Only one more place to go before telling the customer to call the HVAC guys back.
We straighten the fins to see if more air flow will cool the condenser down and lower he head pressure and stop the freezing.
I didn't think these fins were that bad just looking at them but I guess there was a cumulative effect. The temp went down 10 degrees.
For those of you who haven't read my posts before and are thinking "What does this have to do with pressure washing?" I say, I was thinking about pressure washing while I straightened these fins.
Really, fin straightening is an addon. I offer condenser coil cleaning at apartments for $10.00 each + $10.00 for cleaning debris out of the inside of the condenser +$10.00 for straightening fins. This gives the PM a cheap way out if they are on a tight budget. The 10 degree drop on this video will help me upsell the straightening.
On a unit like this I would charge $30 to spray outside in + $20 to spray inside out + $30 to straighten fins. (BTW budget for $1-$2 per unit toward fin combs.You will go through them like crazy at apartments)
