ive also downstreamed a 40oz in a fiver of mr clean on some windows , wow what a shine. 5 gallons of this stuff could do about 20 houses. i was afraid to charge extra because they didnt actully see me with a squeege in my hand.
 
I started in window cleaning 22 years ago. Then branched into PWing. I still do it for certain clients and get calls every week for it to come back. It's a great way to form a relationship in the residential market because it's once or twice a year service. It's sort of a lost art. I say this because my old clients call me and say they've gone threw a couple of window cleaning companies and paid for bad jobs! I have a small DI cleaning system I use after house washing and works very well.

The first and main reason I got into PWing was that painters and PW'ers where ruining my clients windows. I challenge anyone to go back the next day after a house wash and clean the windows or check every piece of glass for dried chemical or etching. Do this to see how good you are? Most people don't clean or take care or their glass very well so they don't know what has happened after a house wash.

A way to check if the glass has been etched is before you start the job. Take some soapy water and wipe it on the glass. Then take a razor blade run it over the glass like your taking off paint. It should glide smoothly. After the house wash do the same thing. If the razor stops and squeaks the glass has been etched. Bleach did it.
 
only if it is going to be a deal brake and they are going to use a window cleaning that pw too.
 
!Just curious, to all of you that clean res. windows. Do you actually take the time to remove all of the paint overspray and artillery fungus. Do you use a razor blade. Have you trained all of your employees on how to properly use a razor blade. If not I can assure you they have caused far more damage than any pressure washing with a good rinse. What about on the 3rd story of a home which means ladder work? I find that 9 times out of 10 the interior of the windows need to be cleaned more than the exterior. Do you offer this service as well? Do you give the windows a lick and a promise or a quality cleaning. If it is right after you pressure wash, the window frames hold water that will streak down even after a detail cleaning. Two weeks later go look at a home that has only been pw and a home that has had a detail cleaning. You will see very little difference if any. I try to tell the customer that when our daily shower comes here in Florida that the windows are going to spot and catch the pollution in the air anyways so they will have wasted thier money! Trust me, I have tried on my own home. It is pointless unless they are cleaned to remove the paint overspray and the artillery fungus which is not real easy for the neighbors to see except for a really bad tape off on a paint job! PW only for me! Window squeegees are the devil when it comes to res. work as far as I'm concerned!

You need to either do a good job and charge what that's worth or not promise anything at all.

I offer it.. Great way to make some extra money... Most house I wash only have about 13-15 windows.... I get an extra $125.00 for them on a House Wash... More if its a two-story house..... The area where I live is a "Sun City" with over 7,000 homes and they are still building. Its a retirement community 55 and older... They love the whole package deal....

how long does it take you to do those 13 to 15 windows?
 
45 minutes.....or so depends on if I have to pop out the screens or not... Usually tell the homeowner all the screens need to be removed prior to my arrival... Sometimes they forget....so i have to remove the screens,,, takes about 5 more minutes

I ran the numbers on this house and it ranged from $600 to $800, depending on who’s site I referenced.

Window Cleaning

Yes I now offer window cleaning! We have went out and bought all the proper tools, dvd's, and books. From there we got together with a window washer 200 miles away in the upstate and he showed us the ropes. We came back practiced, and practiced with the neighbors homes. Our neighborhood has clean windows now! Window cleaning is a big seller with us. We have 40 foot ladders and most people in the huge beach houses don't want to be the ones to clean there own windows. Its a great upsale for us! We do make our customers sign a fabrication debris wavier also to protect us from scratches.

The best way to break it down is charge per pane. So that picture shows a total of 4 panes. It's best to do it this way because some individual windows have 1,2,3,4 panes or more.

We charge $6 per pane for average
$8 per pane for oversize or sliding doors
$1 per pane for small french window panes
$2 extra for everytime you go up or move a ladder
Give the louvered window jobs to the housekeepers!

Construction Clean Up - multiply by 2.5 or 3

So to clean the windows in/out/screens in that picture would be $24
 
Dang I wish I could get that kinda money here in Missouri, I would get about 14.00 for In/out/ and screens. Window cleaning keeps us good and busy and has actually got us alot or wash jobs. People seeing us out and about and managers and owners at different commercial window accounts. Thad have you gotten into doing any waterfed pole work, I got one last year and it has been real nice to use for hotels and buildings like that.

We don't offer it. my brother owns a large, mostly residential company. he sends all the pressure washing and roof cleaning referrals my way and i send him the window cleaning. works great . his guys see something that needs to be cleaned. and give my card. most are moderate to large jobs. here is his link. www.superiorwindowcleaning.net If anyone partners up with a good window cleaner in their area. it's win/win mark

I primarily do windows and am trying to get more towards the pressure cleaning side of things. Window cleaning for me averages about $60-$100/hour. I price per window $5-$7/window in and out is about average. It brings in good money but going for more of the total home maintenance package. Definitely a good up sell for someone who is willing to learn how to do it. If anyone has any questions on residential window cleaning feel free to write or call.
