How to approach homeowners?

I was driving around various subdivisions targeting those with vinyl sided homes. It was obvious that most of the homes both single and two storey levels had their north face covered with thick mold and mildew. Just really terrible looking. I inserted my postcard in their newspaper slot below the mailbox. Unfortunately, some neighborhoods had metal boxes where you cannot place a card anywhere. These neighborhoods have two storeys homes (about 2000 sq.ft.) with the entire north wall covered in mold and mildew. Outside of mailing my cards to these homes, how can one tap into cleaning these vinyl cladded subdivisions? These homes have not been cleaned in sometime...I was able to post a yard sign at the entrance of one of the subdivisions since January but have not received any calls yet? I thought about doing a demo on the weekend but not sure if washing a 2000 sq.ft + size home for free is a viable option. Not sure about a marketing strategy.

Ive picked up a few jobs out of areas like this lately. It takes the perfect day as far as weather. Ive also got to knock on a lot of doors to make a difference.

The problem is most of these people just dont have the money.

I knida of agree but I am hoping to return on the weekend where people are outside washing their cars or doing some yard work...Let's hope for sunshine!

You could write down the addresses of the homes you are interested in and do a small direct mailing at postcard price. You could make them and mail yourself to quite a few homes for around $20.00 or so.

Yes post card prices cheap I sent out like 3 sheets of stamps I want to say it was 75 post cards. I pick homes I want my post cards to go to just for the reason that were I live you have mobile home park next to homes in 200,000 dollar range.
------------

I sent about 1500 postcards last August to specific neighborhoods and had 4 calls where 2 resulted in jobs.

It seems to me that some may not even care about the exterior, especially if they have cars parked on the lawn...Probably best not to even bother with them...Will head out today and identify specific households...thanks for the input.

Stop targetting dirty neighborhoods and target the clean ones.
You will be much more successful.

Thad makes a good point. But I would still persue the dirty one the key is marketing one post card does nothing most of my neighborhoods get 12-14 ad a year keeping my name in the for front and once a couple houses get it done it will motivate the jones's. Try a direct campain. Make a postcard or flier that says you will be doing work in their neighborhood on may 5-10th and pre registered houses recieve a discount. 25% or $50 off or something like that you can say that is in addition to already discounted volume priceing. Do the postcard up with some kind of spring cleaning message

I have not tried this but definitely sounds like a winner...I am going to design my fliers with specific dates and add some personalized door hangers...I used VistaPrint and they seem to do a good job with quick turnaround time.

I'll cold call commercial all day. But I hate when they do it my home. Around here you'll likely meet someone with a gun behind their back when they answer a door.

Believe it or not a guy from Edward Jones investments was door knocking our neighborhood last week. Made me hunt up my "No Soliciting" sign I took down for Halloween and put it back up. I told him he better look into postcards.

Check and see if they have a homeowner's association. Most neighborhoods with a pool and/or tennis courts do. Try marketing to the HOA. Usually if there is a house for sale in the neighborhood you can call the realtor and find out if they have one and maybe who is the president.
