I am going to start cold calling and emails after the newyear. I need some help on geting things together. I know the person to contact is the manger or property manager. What and I am wanting to know is what is the proper approach to the manger? What needs to be said? Is there a format that anybody follows when cold calling? Does anyone have a introduction email that they would share with me? Any input on this would be great.

I keep my cold calling simple... "Hi, this is Mike with Terok Power Washing, how are you today? Is the General Manager available?" Let's say his name is Tom (GM).

"Hi Tom, this is Mike with Terok Power Washing, how are you today? We specialize in concrete cleaning here in Tucson. I would like to stop by sometime so we could meet and I can give you my detailed price list, and perform a FREE demo for you, then you can see firsthand what a difference we could make for your store. Can we make an appointment now for your free demo?"

This is pretty much what I say. It changes of course depending on what they say, questions, etc. I'm still fairly new at the cold calling, but at least this is a start. I have landed several appointments from this approach. Others with more experience may have other suggestions, which I would love to hear too.
 
It's easy to generally spot who knows what's going on. I say "You must be the manager..." and allow for a response.

If they are not the manager, they are usually very flattered, and will find whoever you need, or pass on a card or do whatever. It's amazing what a compliment like that does.

If they are the manager, I find something to compliment them on. I usually compliment them on one of the helpful employee's by name. This opens the door to conversation, and I'm able to make the sale.

I'm Anthony with Joboo Pressure Washing and we have just started a new program this year educating business owners like yourself on the 3 easy ways to spruce up your property and reducing your overhead... Does this sound like something that you may be interested in learning more about?

Yes... No...

Great, we have a demonstration specialist that will be in your area next Tuesday who will be giving live, on property demonstrations to other businesses in your area. Would you mind if he/she popped by for a quick presentation which takes about 11 minutes? There is absolutely no obligation to buy anything and to show our appreciation for letting us pop by, we will have a special gift to say thank you.

So, is around 10 am ok, or would 3 pm be better?

May I have your permission to simply send you one of our FREE reports with just a couple important tips on maintaining your property with a budget in mind?


Either way is a win/win. Even if they say no, put them in your tickler file and send them goodies at least once a month. If they say Yes.. well, CLOSE THE SELL!!!

I have always just made flyers up , leave them on restaurant doors at night after or sometimes before my nightly hood cleaning .. then wait a day or two and call the company to see if they had a chance to read over the flyer..Most of them say no and most of them say they didn't see a flyer.. But as usual I can put out about 10 to 20 in each location that I am at in Mississippi and I usually get about 2 calls per week.. and about 3 new accounts a month..

As far as Email's go.. I havent had much luck.

As far as walking in and talking to the manager I always ask are you happy with the company currently cleaning your vent hood ? I hand him or her a business card and if they are happy with the current company all I say is if you ever have any problems with them just call me... If they are unhappy with the current company .. I give them a free quote and tell them when they are ready Just call me..

Who are Clint Magee and Zig Ziggler ? And where would I find them?
 
I have some of Zig Ziggler's books and cd's.

I have not heard of Clint Magee, did he write any books or is his stuff on cd's or what?
