Landed a nice condo deal...

We have been working on landing this condo association for 7 months and finally got the emailing confirming we got the job, and at full asking price. Its all of the tile roofs in the picture.

Thank Chris! It shard for me to say how long it'll take...Im not home to do it myself, and my best guy just quit. :confused: It shouldnt take more than 2 days, but the guy who will be doing the cleaning, has only cleaned 3-4 roofs....

When we bid the job, we did not walk tiles roofs, so we told them we wouldnt walk it and they thought that was great. Well now we do walk tile roofs, and they still expect us to do it from a lift, so if we have to do it from the lift, it will take longer. If we decided to just walk it anyways, it will be much much quicker.

P.S. YEs it is just the roofs. We bid the exterior cleaning also, but they gave it to the painters...

Sorry to here about loosing your key personnel.

Sounds like a major facelift the community is going to have.
I have seen community projects like this take a lot of planning mostly with community budgets and allocating funds. (Its understandable the 7 month wait)

Do you think the painters bid the roof also?

How large is the painting company?

I have seen some local painting contractors do a less that par job on the wash, but they wanted the paint job so they just tack on a cheap wash fee, because they have very little invested in building wash equipment. They either throw manpower at the wash or just have two guys spray some solution a couple days ahead of the paint crew.

Yea, he was overqualified when we hired him, and I told him I didnt want to hire him because of it and that we couldnt pay him what he was making at his previous job, but he insisted that it was ok because he had a second job. Ok great. Within a month he was aksing for pay raises and what not, and I refused telling him that we had a deal worked out and an understanding about the pay. Well soon after he started telling us that he was looking for a new higher paying job. So we expected it, but he was a damn good roof cleaner. Faster and more efficient than me after his first 4-5 jobs. Now, I dont even consider resumes who I think are overqualified. I would rather have guys who do a good job and keep them long term rather than one that does a spectacular job and only stays a few months.

The painters did bid the roof and got the job. They bid about half of what we bid, but I guess couldnt do it economically for the price they bid and backed out. And you hit the nail on the head about the painting company, they bid it cheap to get the paint job. I hope they havn't cleaned the exterior yet, because if not, im going to puch for that also. It would effectively double this contract and would only take an extra couple of days.

Go for the exterior wash Scott (I know I dont have to tell you that :) ).

It may have a positive result for you since the painters had to retract the roof bid.

It maybe identified that the painting contractor is out of their niche with such an extensive wash requirement.

Thanks Jonathan. My idea of owning a business is being able to run it from a wheelchair if need be. So this is good practice. lol. I am fully involved, I still call customers and make sure the jobs are done on time. I call in the mornings to make sure they made it on time and didnt have any issues. Plus my wife does a great job at making sure everything goes well.

You had it right the first time. Hell.
