Mildewcide or algeacide

Has anyone found a product that will keep mold and mildew from coming back after an initial cleaning?

The reason I ask is I have a customer who has a huge patio area that I clean every three months and it always looks just like I never cleaned it at all.They are completely covered in trees and have a huge fountain and koy pond back there.Basically its always damp.I am trying to get it to a point where I can just maybe spray it with the shurflo every month and it will stay clean and they will get more enjoyment out of their space.Versus its only clean a couple of weks every three months,
 
You can give it a good dose of 12.5 % after your cleaning to be sure that you get all the mold spores that may still be in the pores of the surface but Jeff is right, with all the tree's, moisture and not much sun they are doomed to a world where you continue to make $$ off of them. :cool:
 
I have tried a lot of things, nothing works like it says or like on tv. hahaha

You have to educate them that they live in an area with high humidity and shade.....mold and algae breeding grounds.

They will have to alter their environment (not likely), move (not likely) spend a lot of money that the slick salesmen say will do the job and keep getting disappointed (very likely) or just keep having you come back every 3 months and complain about the situation (very likely).

Not much you can do about Nature and that environment.

why dont you just do it every month? If they dont want to pay every month, but they have been a loyal, fast paying cuatomer, just clean it once a month and bill them once a quarter.
 
Its alot of work just moving the lawn chairs and other stuff.his patio has at least ten patio sets on it.It is about the size of a restuarant patio and it's all brick and the brick is in pretty bad shape is some places.I think that I could go in there and spray like a 6% SH solution and kill it all back.

I am looking to lighten my workload and also make their space more livable for them.
 
Regardless of what you do, the Koi come first! Having said that, Are you applying anything after you wash?. If not, start (as long as it stays away from their beloved "fish"). I would try downstreaming 12.5 and add Borax to the mix. Borax, (boric acid) aside from a laundry soap "enhancer", is also used as a pesticide and for the control of wood decay in fungus. Not having a pest applicator's license, you can't sell those services, but knowing its abilities, it may help your client.

As you probably already know -and for those that don't - most people consider Koi family pets...even giving them names. So, if there is ANY possibility of anything you do getting into their water - DON'T DO IT! Its not just how expensive they are, they're family!
 
Great advice John, I did a house wash and saw a fountain on the patio so I looked to see if there were any fish in there and I did not see any so I did not tarp it. I looked again when I was done and still did not see any fish so I thought I was ok.

A few days later I got the call from the home owner and heard about the fish. I found out how much she was hurt, it was like her babies so I gave them the money to replace them plus a PetsMart gift card and a nice apology, all is better now.

I've got a pond right next to my deck (Yeh, I know, dumb idea) and it's a pain to maintain the deck and my house but my wife and kids loves looking over the rain into the pond. I've ot three Koi that are about 18" long.

Sun brite supply has something called Bio Barrier, I'm not sure if it would work in that situation but I use it on basement steps and occasionally on the North side of the house. It usually lasts about 12-18 months. Here's a link to their house washing chemical page, it's on the bottom of the page.
