Pricing Hourly vs Per sq ft?

After being in the business for a few months now, I am still confused if charging by an hourly rate is better than charging by sq ft. I am bidding on a couple of monthly contracts and I was thinking about bidding by sq ft. The job is about 1300 sq ft and about 1/2 an hour travel time. charging about $.13 per sq ft. Does this sound right?
 
Stick to sq ft pricing and just know what you can do hourly or need to do hourly to make a good profit.

That's how good mechanics make a killing, the guide books say 1.5hours for a job and if a good mechanic can knock it out in 30 minutes they still charge for the 1.5hour guide book price.

Most customers also would think they are getting ripped off if you said $100.00 an hour. But if you complete the job and make $100.00/hr they do not think twice about it.

For the Los Angeles area what are good prices per sq ft. I was thinking for concrete 0-1000sqft $.16 for 1000-8000 sqft $.13 for 8000-+$.09> Does that seem like average with the industry?If not what is the industry at?
 
Jeff is right on the mark. 99% of the time you are better off charging by the job/area rather than by the hour provided you can estimate how long a job is going to take. The the customer's perceived value of having the job done is nearly always higher than his/her perceived value of your time. Most customers also want to know what they are up for BEFORE any work is started. I always educate my customers as to what is involved in a job (wastewater pick-up, chemicals, stains etc.) and what is and is not included. Deliver what you promise and you will never have a disappointed customer.

how much would you guys charge for a monthly contract about 1300 sq ft, no stains, and water reclamation. I don't need an exact price. I think I have the correct price, Just wondering what you guys would bid for it. Thank you.
 
I live in a populated area, It is a commercial job, and it will be a contract for once a month (Pressure washing) about 1300 sq ft.
