Problem finding Commercial Bids.

Anyone have any ideas on getting Commercial bids?I have sent e-mails to several and so far I haven't gotten anything back..
 
I just go out and wash the property then send them an invoice.

No, seriously, now is the time you need to be getting your foot in the door and working with the property managers for their 2011 contracts. Most properties, at least most of the worthwhile properties, are under contract.

Get your foot in the door, do some free demo's, shake some hands, buy the gatekeepers some flowers, chocolate, whatever it takes. Sending emails is a waste of time.

We've been busier than h*ll lately with all the RFP's and working with our current and future PM's and the 2011 contracts. Now is budget time for 2011.

Go out there and get some.

Do you find getting bids/Contracts easyier with one type of company than another?

:) I give that advice to myself all the time. Knock on some doors, pass out some fliers, etc... Don't wait around and expect ANYTHING from email.
Very true!!!!!!!!!!!!!!!!!!!!!!! GOYA is the best advice. Some companies get emails up the yin yang and may react better to a visit in person.

Thats 1300 miles away and I cant risk the cost..I want to but,now I need to live on my savings until I get work.I would have gone to New Orleans or the Fort Worth one.

If you need work right away, do what I did. Start with restaurants (as long as you know what you are doing). They are easier to get than pm's. Just visit each of them and ask for the GM. Give them your info and pricing (I use a price list because then it's in their face with no questions about square footage, etc.). Offer a free demo. Whatever you do, don't give up! There's usually 9 no's to one yes. Sometimes you get lucky and get multiple restaurants from a chain and get an instant $1000 or more a month boost.

Still push the PM thing, it's just a longer process with a better payout. I'm still a newbie in the pm thing too.

I don't know what to charge for Restaurants,Lets say a Chili's needs done.What would I charge ? Any help from anyone I read and do,all of it is appreciated!

You'll be fine, your asking questions and doing the foot work. Persistence is the key now.........you seem to have that done.

We usually don't discuss prices, but I will say the range is probably $150 - $275 a month or so for a place like Chili's. Alot higher if it's a one time cleaning. I do have a set price list, but I have done enough pw'ing to know approx. how long a job will take from looking at it, and I then price it by how much I want to make per hour. I would venture to guess most reputable pw'ing companies are at least at $75 per hour.

I guess you could take the honest route and ask a GM for a few minutes of their time, let them know you are new at the commercial game, and ask for an average that they pay and what that includes. Let them know you are trying to learn as much as you can, and hopefully later you will be back to visit them. There's plenty of restaurants out there that you can sacrifice one or two to learning and plan on not getting them as a customer right now.

Make sure you have the proper insurance and training before doing any commercial stuff. Good luck!!!

I have 2mill. Coverage quoted and once I need it I can go get it that day.But, Until then, thats a Rock and a Hard place.

You need to know your equipment, how and what it can do, and how long it will take you to do it right. The best thing i can recomend is read,read, and ask ?'s on here. this is the best place to learn IMO.
Dont wast money on doorhangers, fliers, and all that fancy chit yet. Go shake some hands and start working. (mom n pop is a good place to start) do inexpensive monthly cleaning for a chance to put some ads in their place. Get hot water before you start dipping into comercial. and always be closing (ABC)
