Urgent!!: Need suggestions for cleaning/paiting 12,000 sq. ft. garage

I am creating an estimate to clean a dealerships service area (24 bays) and they would most likely like to have it done this Sat-Sun.'

What I need help with...

What is the BEST expoy paint to use?
Where can I get it?

How long does epoxy usually take to dry?

And maybe even.. how do you guys price jobs like this?

We don't have a formula, but our labor is probably gonna be somewhere in the $4-$5k range, maybe even more. This is a HUGE area..

If any of you can help (or need more info) please let me know, it would be greatly appreciated!! :)

You plan on washing it,letting it dry,and painting it in 2 days? Is it completly empty?
Can you dry the paint in a closed shop? It's too cold to leave the doors open.

It does sound like a hard thing to do in two days. If you are using water make sure you spread those puddles around. Also have plenty of air movers and dehumidifiers.

I was talking to a guy at the Pittsburg PWNA show about this very thing. He was doing it in an Industrial setting where he had 48 hours to get it done. What he did is sub contracted a company that prepared the surface with a 'shot blaster'. They vacumed up the waste and coated the floor. He said the hardest part was containing the dust.

Hey! I was almost arrested just off exit 4 about 14 years ago!!!

Found out you folks up there don't like people carrying loaded rifles around in their cars!

Luckily the cop was local and had pity on a poor ignorant southerner...He told me if I had been ON the turnpike and been stopped by the State Cops I'd have been on the ground in cuffs and then in jail for the weekend at least.

It was my one year anniversary. :)
 
I was wrong about the square footage. It's about 15k sq. ft. I estimated it at about $13k for etching and painting of the entire surface with specific designs some of bays. I estimated it at $0.35/ sq ft for prep and $0.30/ sq ft for painting. That seemed like a fair price to me. Any comments? I know its hard to comment w/o seeing the job, but based on what ive told.. does that sound like a fair price?
 
The price depends largely on what coating(s) you are going to apply. Tennant Coatings are EXCELLENT but they are not cheap by any stretch. www.tennantco.com If you look back under the threads, I posted a pic a while back of a job we did with Tennant coatings and it turned out super and is wearing very well.

You probably already know this, but be careful etching in an enclosed area. Muriatic causes flash corrosion which means the fumes themselves will cause corrosion on any metal surface. It does not have to be touched by the fluid. Tennant and other companies sell chemicals designed to etch in enclosed spaces. Best of luck.
