The Why, What and How Answers to ROOF CLEANING.
Why is it important to keep my roof clean?
There are two very good reasons why it is important to keep your roof clean, appearance and preventative
maintenance. Remember, you can't make a second, first impression! We obviously see the exterior of the property first
and the exterior appearance generally indicates the level of maintenance being applied to rest of the property. Lack of
maintenance or poor appearance can result in lower property values. Preventative maintenance, should speak for itself.
Prevent any unnecessary and costly maintenance repairs and save money. Algae, debris or moss growth between the
shingles or tiles can make sections of your tile roof vulnerable. Failing to maintain a roof can result in interior damage
and/or hinder the proper water run off. Lack of preventative maintenance to your roof allows premature deterioration.
The roof is one of the most expensive components of any building structure and over the
course of time rain, wind, sun, etc. will naturally deteriorate your roof. Therefore, it is
extremely important to hire a qualified roof cleaning contractor. We use only a no pressure
technique, this method cleans by applying chemicals approved by ARMA, (Asphalt
Roofing Manufacturers Association) and shingle manufacturers. Our solution provides
enough strength to remove all algae, mold, mildew and streaks.
What is the discoloration all over my roof ?
Natural pigments produced by algae may cause a white or light colored roof to gradually turn dark brown or black.
The algae discolorations should not be confused with moss or tree droppings, which typically produce only localized
discolorations. The primary species of algae being observed is Gloeocapsa magma.
This type of algae is contained in and transported through the air, and tends to
collect and grow upon roofing structures. The more humid and warmer the climate,
the more favorable the growing conditions for algae are. Tree coverage and lack of
sun create favorable conditions for algae growth. Algae, mold, moss and lichen
growth is caused by insufficient cleaning or a continually damp roof surface. If
possible, address the cause of the dampness, for example by cutting back
overhanging trees. Maintain properly by removing any debris and clean as
necessary.
How should my roof be cleaned?
Roof cleaning is a completely different process from pressure washing. Shingle roofs are made up of ceramic coated
granules. Therefore, pressure washing is not the recommended way to clean your shingle roof. The additional pressure
removes these granules from you shingles and can void any warranty and lessen the life of your roof. It is
recommended that you have your roof chemically cleaned.
Algae discolorations can be difficult to remove from roofing surfaces, and
may be lightened by applying a ARMA approved cleaning solution. It is our
No Pressure system is the best, safest, most efficient, longest lasting way to
clean. Our chemical process is applied and no rinsing is required. Leaving
the chemicals on the roof creates a roof treatment or a hostile environment
for future algae growth. After the initial roof treatment is applied, the
remaining dried cleaning solution acts as an additional roof treatment to
keep the roof cleaner longer.
Remember a more attractive lower price can actually be more expensive in the long run. Proper caution, knowledge,
experience and skill should be used to maintain your valuable investment and to insure peace of mind.
