Anyone do any banks?

Anyone ever price a 4 lane drive through, side walks and front entrance for a bank as well as the building? Initial price as well as a 30 day contract?

Either measure the square footage and apply the rate you use or figure how much time it will take and apply that rate. Only you know what rate's can work for your business.

What is some of the pricing so I can get an idea on how to give the estimate

Matt, I have no idea, seriously. My price is my price, your price is your price. I price what I can sell and make a profit on, if I can't get my price...oh well, we don't do it.

Some may, but I really don't talk about pricing on a public forum where everyone and they're mother can see it, know what I mean?

See I could give you a price of let's say $500. Now I know that with our equipment we could do the job quickly (few hrs.) where as it may take you a day or 2...see my price wouldn't help you at all, and of course that's speculation.

It's not about price in the first place....it's about profit.

Yes we do a lot of banks. But. Same answer as Guy pretty much. Call me if u want though

I understand and appreciate all the replies I'm still new to the commerical side. I've always done residential so I'm still green. I got at all measured out and I'm not sure what they are able and willing to spend monthly. I know what I'd need to charge in order to turn a profit but would like to know some tips or suggestions when bidding a commercial property. I'm in Tn so I'm not sure what the sq. ft rate is around here.

Matt, don't worry about about the "Going Rate Is" don't worry about what they're "Willing To Spend". Figure your time & materials + profit and submit your bid.

Sell quality....Not the going rate.

Sell Service...Not what they're willing to spend.

What size is your hot-water skid....PSI...GPM?

Right now I only have cold water. I'm attempting to get a hand full of small accounts then stepping up. I'm at 4gpm right now. I put in the bid. Drive thru's pad only 30 days, walks and pad 30 days, walks and pad 90 days, building wash then a one time clean for all. Seem to go good, he said he'll get back with me. I may call and touch base with him Friday.

The first guy with hot water can come in to take those from you easily. You need to listen to what these guys say around here and you shoukd treat the business like it your business and not a hobby your doing part time with whatever beer money you can spare. Ive had the position of being a dick lately but I wish there was someone who was dicky to me when I was messing up. How do you remove gum? How do those oily drive thrus look after your done. ..here is how I got alot of work including banks. I would notice a guy washing with a little portable unit..I would come by the next day and talk to the manager. First I would show him the potholes left from where the cold water guy had to destroy the concrete to remove the gum. .then I would take him to his oil spots/drive thru and either give hm one pass of hot water or come back at night and one pass it to show him the next visit. ..it is ALWAYS a night and day difference. Im not saying your a hack or you dont know what the hells going on but Im just giving you the heads up that there are guys in your area that are well equipped and are at the ready to relieve you of your account. Spend some time reading about commercial cleaning. .find out why all these commercial guys are running around with heaters and high volume machines. .pay attention when questions are asked because we probably already know the answer but want to direct your attention to an issue we feel is important. dont ruin your company's image if you are not ready. Residential work pays great commercial is a beast of a different color. I have a bank/company that still owes me 3500.00 for over a year now..im not seeing that money anytime soon .are you prepared for that if you can afford a heater I already know the answer. Every bank I have ever done has paid 30-90 days later so careful when you start getting up and running with these projects if this is really what you want. I just gave you an honest and maybe hurt ful assessment of your model..I know nothing about you other than the post I have read on this thread so I may be way off on my assumption and your preparedness but I wish someone was there to directly warn me before I jumped into a lot of things I have muddled through. Sorry if I came off as an arrogant dick..I reall am one but I try not to be to guys here cause I have taken so much from this community. Ok venting over. Good luck out there. .and stay safe.

Matt, just to be clear Buddy I'm not jumping on you but you're just not set-up to make a profit in the Commercial area of pressure washing. I wish you nothing but the best.... but would pass on commercial until you upgrade your equipment.......just being honest.

Hot Water Is An Absolute Must, Higher GPM Is An Absolute Must......To Make A Profit.

Hey Chad thanks for the information. I know Phil somewhat and talk to him weekly. I appreciate the suggestions. Pass the rest of your jobs on to someone larger as well. I'm sure there is someone within your area larger than you. Thank you hope this helps you in the future.

FYI we've been doing this long enough that we don't have to pass any jobs up. To be honest we are the largest in our area. Phil can fill you in on that (no pun intended)
I had my closest competitor call me last Saturday for a hand as a matter of fact. Nice try though, good luck.

And I'm sure you didn't start that big, You started somewhere......Rome wasn't built in a day.

Matt you should listen and learn why would respond to these guys like that. There are great guys on here and i wish i had been here years ago when i started.Every one here helps one another. Now which would look better to your customer you get the job with the set up you have now and do it and it not be done as good as it could or pass it on even be on the job with the guy in your area. After you decide if you like doing comercial obtain the tools of the trade and go to it.

hell with Matt , give it a whirl cant hurt can it? I would try and get an evacuation plan set up first, just in case you start losing money.

Really Matt?
No I didnt start this big....but I was also smart enough to know the difference too. You dont bring a knife to a gun fight. Since your just "starting somewhere" its no big deal right?
But hey, what do we know? Go ahead Mr. Cold Water. Let us know how you make out.

Last week we had a guy that tried to get stains off his driveway with a cold PW and screwed up the surface something terrible. Matt, please don't be that guy! Especially on someone else's property.

How'd that song go? Something like..."I fought the law and the law won!"
