Big bid, need help.

I have a bid on Monday to wash 22 duplexes. Ive never bid a commercial job or anything near this big. Id appreciate some tips on how to handle this. Should I put the bid together on the spot and hand it to them? Or should I take some more time and bring it back the next day? Im new to this so any tips are greatly appreciated.
 
What kind of equipment do u have?
 
I agree with Russ , You need the right stuff to do a job this size
 
that could be 3 in a row too, we have some around here like that
 
Just bid it by the door and do it. Even alone 44 units should not take that long to do.
 
Ive been PWing for 7 years. This is my second year of being on my own. Ive got the right equiptment to do the job, im not worried about that. I just dont have experience dealing with property managers and the like. I dont have experience pricing something this large. The only bids I have ever done are all resi. Im just a little nervous about the bid not my abitlity to do the job.


Russ, why do you say that if Im a one man crew not to go after it? If everything goes smoothly( and we all know it usually doesnt) I could do all 22 units in 3 days. 4 more likely and I could take my time and surely finish in 5. They are all one story vinyl, pretty simple. And I know a guy that I work for when Im not busy, he has a sweet rig, and if need be I can bring him in to help. Just wondering why you dont thing I can do the work alone.
 
as long as they are single story, i dont see why you couldnt do it. I'd bid $100 per housing unit for single story asap.
 
Just make sure you have the right mixture of chemicals for the wash, u dont want to be re doing all the bushes and vegitation around a complex. Also make sure u have a good water supply and u can reach it, same goes for P/W line sometimes u need 400 ft of line to get around some of these buildings.

No doubt u can do it but u have to be prepared for all the variables the job may throw at you if u never did a job like this before. Do they have breeze ways that need to be done? if so there maybe things that have to be covered up before spraying. That why I asked u about what type of equipment u are using, do u have the capability to bring in water if the water source is to far or to slow to keep up with your machines?

We all start somewhere and thats why u have the advantage of asking people on here that have been there done that lots of times. Alot of us old guys had no one to ask and we learned the old fashion way trial and error. Good Luck with it and just go in their aware of all the obsticles u may come across. As far as bidding it out most will go buy how many doors at the complex or by the building, this is hard to suggest also without knowing how long it would take u to do it versus someone else that does this type of work all the time.

Im starting the first of I hope many apartment complexes in 2 weeks. 12 bldgs 100 units. Im pumped and cant wait to round up a few more.

Ive done some decent size duplex complexes in the last year and even a partial wash on a 200 unit place but this will be the first one from the ground up.

Bryan has a pretty good success rate, like batting 16 out 27 he has tried it on.

You might laugh but it works.

Since we are talking about Candy Jars, last week a record account will close do to candy Jar. Over once year of persistance got this guys attention. The CO they have been doing business for years is loosing the work to my Co.

The contracts worth might be as much as 150,000 a month.

I just have safety and property issues that I worry about, I always have a guy there looking out for hoses, making sure they dont get ran over or tripped over and then while he is doing that he waters bushes and shrubs to keep us from killing them. Of course we may have 3 or 4 guys out there on a job like that but we will be done in a day.

I feel the longer you are in an area like that the more apt you are to have something happen, we try to get in and out as quickly as possible to avoid the unforseen. Just one of my quirks.:blink:

I sub all my apartments out to another co. Liability is not work it, not set up for it and don't like kids climbing on burners.

I get the candy jar thing Ron, but the question was how to do and bid the job not how to get in the door. So thats why the candy jar thing was not an issue here.
