Cold Calling. Does it work?

I was wondering if any of you ever have success with cold calling and if so if you can share any tips on how I can use this tactic. Any help would be appreciated.

Cold calling is what lands me the majority of my commercial roof cleaning contracts. Canvass a city, find some business (I like luxury apartment complexes and retirement communities, they usually always have $) then call within a couple days, ask to speak to whomever is in charge of property (depends where you are calling) give em your pitch and ask to set up a free demo and proposal. Go do it, then bingo bango bongo, it's a done deal. About a 90% closing rate with demos. This demo landed me about $10,000 worth of roof cleaning in richmond, indiana at a retirement community. This was a house the property owned of site that lead to the independent housing and the two assisted care commercial buildings. Elderly people hate mold!:wink2:
