Dealing with Property Managers

Ive been trying to pick up a strip mall in my area for the past few months. The property manager I was initially talking to was very interested in switching from the current pressure washer due to sub par work. If I posted pics you guys would blow your tops. Black grease stains under dining tables, gum spots everywhere and dirty concrete all around. After a few phone calls she asked me to call her back in a few weeks (this was right before Thanksgiving). When I called her back she informed me that she was no longer the manager of this property. Since then I have been in contact with the new manager and she has told me that she has no interest in changing vendors. How do I go about letting her know that the last manager wanted to switch vendors without coming across condesending? I have sent her multiple emails with current condition photos but this doesnt seem to get me anywhere. I have been pretty aggressive going after this account (at least 1 email and 1 phone call a week). Any suggestions will be greatly appreciated.
 
Being the NEW manager it's her agenda to solidify her job security. Unfortunately for you, this means not spending money and only doing things that will say "look at how much money I saved you". The appearance of the place might stay the same (which has become acceptable for some reason) because it's not on the top of her list. In time you'll be able to pick this job up, just give it a little time and try not to be too forceful or she might write you off for annoying her.

My experience has shown whenever there is a change in a PM or Facilities Manager they tend to not make any quick changes with current vendors right away

There may be a reason the other PM was replaced and the new PM needs to get acclimated

They also either want to evaluate what they have currently or they may have a vendor in mind from somewhere else that they may bring in

I definitely would give it a rest with emails/calls for a bit and then check back at a later time
 
I got this. I can land this contract for you. Call the old PM that is not the manager anymore. And ask her what they were paying for the service. She won't mind telling you because she doesn't even work there any longer explain to her that the new PM doesn't seem to care about quality so the only way to get in is price. This new PM is ALL about money because like the above posts stated she is trying to save money not spend more right now. After you know the price, send the new PM a quote 10% less than the current vendor is doing the work for. If the price is too low then don't even waste your time. But if its possible to do the work and make money shave the price 10%. Offer to do the first cleaning FREE of charge just so she can see the difference.

Take before/after pics email her and have her sign on the dot. If she doesn't want your service after giving her first cleaning free, saving her 10%, and providing a better quality service than forget it! Move on. BTW, if the price seems really low but the current vendor is doing crappy work you may be able to do it by changing your typical cleaning process a bit. Like typically, you would degrease, surface clean all concrete, and wand remove gum. Well if the price doesn't have a budget for that try just surface cleaning the entrance ways and wanding everything else. Maybe that can speed up the time make it worth your while and still provide a better service.

Thanks for the suggestions guys. Ty I like the idea of getting info from the old PM. I think that's gonna be the only way because quality clearly isn't in the cards. Hopefully the new PM will realize quickly that she needs a change. Until then I'll just keep on keepin on.
