Doing bid on shopping center Help!

Hey everybody!

Haven't posted for awhile because the grocery store chain thinks

they can clean there own concrete and windows!

We just got 18 strip malls to clean there windows quarterly.

They are so happy with us they want us to bid on the concrete quarterly as well!
The one strip we measured was 23,500 sf.

For a quarterly I was thinking between 6 to 8 cents.

For every 6 months, 12 cents.

I know my competitors will see this Jon, but there is so much

concrete out here, and I need help fast!

IKE with the prices you posted, be carefull.
if you do it quartly at 6 cents or every 6 months at 12 cents, the customer would be stupid not to do the quarters. You would be washing it 4 times a year for the same price as 2 times. Even for the 8 cents[2 cents more] it would be dumb on his part not to do it quartly.
$100x4=400=how meny hours
$200x2=400=how meny hours
no matter how dirty it gets the 4 washing will be a lot more time then just 2 washings.
you would loose big time.
This is where the selling of the job is so important. Set the price you want per sq. ft. and stick to it. Then exsplain how by washing it every 3 months is so much better for him then every 6 months.
its better to spend the money on more frequent washing. It makes the store owner's much more happy. You will make the same amount of money but give him the best service. Now you are doing something for him. Just make sure your getting enuff.

How many hours is this job going to take. Lets say it took three days, it wont but lets say it does. At 65 dollars per hour it would be $1560.00 in Gross revenue. (average 8 Hours per night) my estimate is about 7 to 9 hours once the initial is out of the way. I cant tell you what the initial might be because I cant see the job.

I hate to tell you but if you don’t clean 3500 to 4000 feet and hour your in trouble.

Exception to this rule is on the initial cleaning. This could take three days if the center has lots of gum. Once a center is being maintained every three months its should not take that long.

A grocery store averages size is about 3700 sq feet.

Note: that doorway in front of that major anchor may take as long as half of the center. Major anchors are a bear!!!!!



This customer has 28 centers, have you thought to ask what they pay now. I mean they must own everything in grapevine.

Ike, I bet the center can be done for around600.00 monthly and maybe 850.00 quarterly .

These people are not going to pay anymore and if they do maybe I’ll move to grapevine. LOL just kidding, good luck you should be participating in the shopping center series.
 
Tony not a low baller but here in So. CA. many do that, I have my prices and do not drop to match those that want a penny or two per square foot.
 
Mel we checked outlets.

Half of them seemed to be broken.

So to be safe I would first rent a hot water portable unit first to do it right the first time.

Then save up to get my own.

Since you are south of me you know anybody who rents?

I know Delco rents I thank for a hot water $175. per day, plus you pay for gas , diesel etc. united rentals has the hot water electric not sure about the gas ones.

Ike , i was in your neck of the woods today , hit Grapevine at 4:30 am
then went to Dallas did a job and then over to Melissa, Tx(43 miles north of dallas.) and did 5 pices of equipment.

traffic was hell!:( thats friday the 13 th for you!

Out here in SoCal west of Jon. Lately, I have been getting my lunch handed to me by guys cleaning strip malls for .025 sq ft. I would love to get .06-.08, but I usually have to head over to residential work to get that kind of money. If you enough residential work to keep it going and can handle the other frustrating aspects of that business, go for it. My objective right now is to stabilize my portfolio by securing more commercial work (80% com/ 20%res). I will have to sacrifice some profit for stability.

How can you afford a house with those prices out there Ron?

My sister and her husband got a 1850 sf house no yard for

$285,000 near Garden Grove!

The house is now worth $360,000 in a little over a year!

I don't know how you do it.

The same house would be about $130 to $150,000 out here in

Texas!

I am right with your sister. Unfortunately, it requires a dual income household. I am putting in as many hours as possible in hopes of securing enough reoccurring business to bring on some employees to help me live a long happy life:>)

Hello Ike,

I played that game in California for 35 years. Just think, your siter made $75,000 last year with out even leaving the house, plus what both their incomes make in California dollars.

It's a rat race and you can't stop to rest. What's neat is to sell your California house and bring that money here to TX and buy a mansion.

I sold a 1400 sq ft on 1/2 acre for $177,000. Bought a 3200 sq ft, better house, on 5 acres for $88,000.

Go figure.
