Drip Stains on Crown Molding

I am cleaning an 8 story hotel that has a stucco type crown molding under each window. These are black drip stains like you would find on gutter's. This hotel has a flat roof system so the stain cant be shingle stains. In the past these stains have been very difficult, straight chlorine doesn't work, however some will lift with a degreaser and some don't, its very strange. I clean with a low pressure chemical process, these stains are a big problem because I have to get up close to the stain which triples my time on the job. Any suggestion's. I was thinking of a gutter stain chemical that is a spray on wash off.
