Hello all, I am not in the business. I have some rental property here in San Antonio and am researching for some cleaning I will need done. I plan on hiring a professional washer but I like to have some knowledge before talking to one.
I have been reading here about the different "recipes" for cleaning asphalt shingle roofs. Now words like Borax and Bleach make me wonder about damage to the painted surfaces. What effect is there on the painted surfaces with these two ingredients? Any help is greatly appreciated.

Hi Mike and welcome to PWI.
Your contractor should have a ground guy, keeping everything wet.
Rinsing before, during, and after.
Overspray should be minimal and should not harm the painted surface.
I hope this helps.

if done incorrectly, they just strip paint off, cause streaking, & occasionally etch glass.

With the right surfactants the bleach % can be kept low enough not to damage paint and there are plenty of roof cleaners who don't use tsp or borax.
Also, as stated, controlling runoff and adequate rinsing are a must.

So....you want a recommendation for a good contractor?

Radiation can KILL, but in the right hands can cure Cancer.
SKILL in cleaning a roof is the most important thing, so find an experienced Contractor.
Borax and TSP are not totally necessary for roof cleaning.
The 12.5 percent Bleach and water clean just fine.
A little TSP added cleans better, and the Borax added cleans better still, and makes the roof stay clean a little longer.
It must be noted that even a bleach/water solution can streak/change color of paint, and be hell to get off windows, not to mention the effect on the plants!
This is why we NEVER work w/o a person on the ground constantly watering the whole house and plants, and watching out for these things.
I can't tell you how many houese I have repainted, or how many plants I have dug up and replaced until I learned.
I suggest you hire an experienced roof cleaning person for your investment property ?
Unless you are handy with a paint brush and a shovel ??
