I need help with a bid

I got approached today at my local gas station by the store district manager. He asked me to give him a bid for two of his locations. He wants to pressure wash the gas pump area which is roughly 75' x 20' with mainly oil stains. He also wants the parking spaces done that have pretty bad oil stains. Their are 10 stalls that are 16x8 ft. He also wants the sidewalk around the building done which is 7x50 ft with some gum and other small stains. Any input or advice will be greatly appreciated. I was thinking right around 700 since I will be doing two stores. I will have to look into the drain situation. Thanks for the help.
 
I have access to a nice landa. I think it's around twenty horse And 8gpm. No reclaim. I've never seen anyone here reclaiming their water but

I get approximately $650 but I have 8 stores and we clean pump pads, parking area and sidewalks quarterly. We also clean sidewalks and parking area monthly for approximately $250 depending on store size. Each one varies in size.

I'm a little bit more than that for a 1 time cleaning....gum is extra. I did a Speedway last month by myself in about 8 hrs and it was the busiest in the region, even at 3am.

I just lost the most lopsided bid I've ever seen. 70+ cleanings (annual) +gum popping with 80% of those being quarterly. Low bid was $140 ea. I couldn't even come close to the budgeted amount (less than double the low bid) and I dropped my numbers on the 13 or so annuals to the quarterly price. I decided there wasn't any value factor in the scope so I walked.

I realize its impossible to clean a gas station for $140....Someone, maybe 2 someones are about to find out that spraying water ≠ cleaning.

That's never good. I've experienced that quite a bit Unfortunately. Luckily I've been able to set up quite a few accounts that understand that cheap is rarely good and good is rarely cheap.

I did an estimate similar to this just yesterday. For complete restoration, as in getting the concrete to look as close to brand new as possible I would say 600-700 each site. But in my case I wanted to sale a year contract. The contact also said that they had 30 other gas stations. So I bid it two ways one was a buy 4 get one free deal. The other was a drop in price if they went monthly, lower for bi-weekly, and even lower for the weekly rate. Now I'm the type of guy that looks at the big picture not the small amount of 2-300 dollars. Cause multiply that by 52 weeks and 10 additional gas stations and you've created a pretty nest egg. At least that's been my idea plan with my own project. Now the guy who is doing it now uses just a home depot power washer and only does the gas station pumps. From the employees he's there maybe 10-15 minutes collect his 300 buck for watering the concrete and he's out. In my estimate I included the gas pump area, the store front, where the fuel is filled up by the tankers, and even the dumpster area, and the bi-weekly rate was 30 buck less then the guy doing it monthly. I even told the guy over the phone that he was getting ripped off and I could do that same exact job for a hundred bucks if not less. My point is be fair. Look at the site and decide how long you think your going to spend on the project. Pricing is a balance between the size and time of the project. I would never charge the same amount for a rinse clean up and a heavy duty clean up. Even if they are the same size. Hope my rambling has helped.

I think I've cleaned 2 gas stations in the 7 years I've been in business. I don't advertise or go after them for various reasons including the ones Nick mentioned.
 
Gas stations are time consuming because of all the traffic, we have done alot of them over the years. And if this is a first time cleaning and this is your first station u ever cleaned u will be there 8 hrs or more depending on equipment. I would say $800 min are u doing the canopy as well?

I estimated it at 5-6 hours for the first clean seeing how dirty it is. The gas station I was estimating is small compared to average size gas station. Seeing that I'm new to this industry I do have my hourly rate lower then a veteran would have them, not so I can out bid them, but purely based on experience level. I've been wanting to go after gas station because I used to work at one years ago. But no I didn't add the canopy. I would have asked about if I could reach that high.

You only need to get a strong housewash mix with alot of soap and downstream it up there with a soap tip, let it dwell for 15 min and rinse.
