a friend of mine who wants his house washed showed me a ad today, there are 2 guys here in virginia washing houses for 99.00. its 109 degrees today, and i refuse to work for cheap. i told him to call them. i would rather be home in the air condtioner drinking beer. i have about 20,000 i could put into advertising, i felt like running an ad for just the cost of materials. 29.95 any house any time. But ill just sit home in the air conditioner. and wait untill these guys drop from heat stroke.
 
beleve it or not that is the going rate of contractors pricing house washes in my area. single story stucco around 2000 sf. ive been told by alot of customers thats what the other guys bid was.
Also we have a guy advertising in the newspaper for $125 any roof cleans for 3000 sf and under. can you beleve that? tile and shingle roofs. Thats what i have to deal with. I dont know what these guys do to make profit but thats what they charge. not happy.
 
maybe they only do one side of the roof and one side of the house. a guy said that 270.00 was to much so i just did one side of his roof. the north side. lol. maybe thats what ill tell people the low ballers only do one side. my nephews paint houses down here, and they said PM's only pay 160.00 for a whole apt. and the Mexicans got that sewed up. when we looked at one of the apts. they only painted the dirty walls.
 
We get Alot of customers shopping by price here. But most people that get yearly cleanings know better than to go with the lowest price. You get what you pay for. If they are charging way lower than the competition then they are either a fly by night or cutting corners and doing fast sloppy work to make a profit.
I dont beleve in fast work. Im there untill its perfect. And i also ask the home or business owner to take a walk around to approve of my work.

the same thing going on where you are is going on everywhere. things are changing with all home improvements. i am noticing that a lot of people are going for the "lowball" prices. its really starting to get hard competeing when the market has been driven down so low. i cant tell you how many painters have left painting to become general contractors. i recently spoke to a sales rep from sherwin williams and he told me that last year home depot sold over 45,000 power washers.:eek:get my point?
 
If your market is "nicer" neighborhoods, all you need to do is point out that you have insurance and that in order to get insured, you must have a business license...which means you pay tax. There is no way a "real" company can wash a house - even poorly - for $99.

labor 2 emplotees= $16-$20 or 3 emps. =$24-30
chems and fuel $7-12
depreciation+ misc overhead=$10-15
so high end with 2 employees $ 47 = $53 profit. with 3 employees $43 profit
low end with 2employees $33 =$64 profit. with 3 emp. $59 profit
do 6 houses in 9 or so hours....
high end 2 employees= $318 profit. 3 employees= $258 profit
low end +2 emp. =$384. 3emps. =$354 profit



NOT justifying this just trying to understand they're model... i guess it all has to be up sells for real money??

i would charge $180 min. for work described and i think i am considered a lowballer.... i dunno maybe volume is the answer??

l think it has to do more with the person doing the power washings situation. if he is doing it on the side, does it at a cheap price and does a good job anyone that has had his service before wont want to pay too much more than he charged in the past.

can we get a follow up on what they preformed in cleaning your friends house for $99? and i dont think these guy's or the cheapo's that hire them are going away?
 
they didnt brush the gutters, and left residue on the front door. a lot of residue. it looked like a rush job.
 
no one else has an opinion of the theoretical lowball model i came up with?
cause the more i think about the up-sells on these jobs the more i am thinking its not that bad!?
Up sell low ball
1) gutters inside and out= $65-70
2) roof (usually one side)= $100
3) concrete = $75
total low ball price=$339

was your friend expecting any more? that's my point about this, some people just don't care that much about it....most would let they re house turn completely green if it were not for the wife or H.O.A. on they're back. some may not be able to afford top notch service but are still clean people? someone will serve these people one way or another.

I just recently lost Q'doba here to a window cleaner for half my bid and he takes twice the time to do half the quality. Am I suppose to lower my bid to the same $50? I can't. Yes, the window cleaner spends 2 hours making $50!! I thought I was close to losing money when I was doing it for $100 in a hour.

Reality..... PM's want the lowest price.

I can sell with the best... However, I CAN'T match prices with guys that are operating illegally. What has that got to do with not knowing how to sell?

Not saying that there's no money in commercial.... just saying that it is a high volume game and low margins. And, yes, most PM's want the lowest bid.

whats it cost you an hour to do the job? maybe you coulda negotiated 75$-65$. how do you know he is illegal? maybe underbid his window work with a package deal?
