Marketing to Realtors

I know this question has been asked on this board before but would like to get some up to date responses. How many of you are currently marketing to real estate companies? If you are, what are you doing that is successful to gain thier business? What type of work are you doing for them?
 
I sent a flyer to every Real Estate office in my area. Who knew there were so many. I wouldn't say it was the best money spent in terms of return, but I have gotten a few calls. The problem is, the calls are typically Friday afternoon to remove mold, mildew, gutter streaks, etc, in preparation for a Saturday morning open house. Oh yeah, don't leave any streaks on the freshly cleaned windows either. I haven't gotten a call from a homeowner where I have had time to do a proper assessment and try to upsell any other services. They are always in a rush to "make it go away" and sell the house.
Because I am new and I NEED every job, I will probably send realtor flyers out again in the Spring. But, when I grow my business a little more I will stop and begin targeting only the Property Management companies. The results so far have been lack luster, but at this point it is still a paying job that gets me more experience, which is a good thing IMO.
 
I get jobs from realtors but they are few and far between. Don't blame the lack of response totally on the realtors. Many of their clients are told to clean up, paint, etc. and they just don't take the advice. If you think getting in good with some realtors will yield a lot of work you may want to find a plan B.
 
I'm not necissarily looking to make it a priority to chase after the realtors but just thinking that if they had to info sitting right infront of them then maybe they may spend a little extra money or talk thier clients into putting some money into it since the market is so soft and it seems that every realtor is scrambling to get one step ahead so to speak.
Scott do you usually try the follow up calls after the flyers are in thier hands or does it seem that you may be "wasting" thier time by having to speak to you on the phone? the few realtors I have given my sales pitch too are extremely interested and definatly want the service but two weeks later when i give them a follow up call it is almost like they are talking to a whole new person and don't remember the conversation two weeks prior. It just seems as if beating my head against the wall may be easier!
 
I have done work for some realtors but when it comes to homes they are selling, they tell me that almost all the time the seller does not want to put more money into the house out of their pocket.

They would rather lose money on the sale than to spend more out of their pocket.
 
Realtors down here want an illegal kickback for ANYTHING that they recommend to their clients.
 
I've said this before but since the subject has come up again I'll repeat it. It amazes me that someone selling a house in the current market would not do everything possible to make their listing standout. People won't spend a few hundred bucks to pressure wash the house and sidewalk, they won't paint, do repairs, etc. They will however let their home sit for months with no traffic, sometimes while empty and paying the mortgage on it and then reduce the price thousands of dollars when it doesn't sell in six months. This is stupidity to the extreme.

I am doing a wash Monday for a family that is prepping to sell. They have been doing yard work and I am coming in to finish up before the house hits the market. This guy understands the importance of curb appeal and his house has a much greater chance of selling quickly. The house is only a few miles from me so I will follow the listing and see how long it takes to sell. If it moves quickly it could be a good adverising testimonial.
