My First call

Got my first call, a lady wants her back patio washed and resealed. I go take a look at if today and this is what I see.





The light spots looks like it was etched with some kind of cleaner, and the dark spot actually looks like someone spilled a can of stain or varnish(I might have to use a paint stripper to get it off). I've never resealed concrete before will the bleached out light spots still show after it has been resealed?
 
Here's the deal. Once its been etched its forever etched. So at this point there is nothing that can be done to fix the etch, except etch it out evenly. Like muratic acid wash to etch the entire thing evenly or skim coat it. Then apply sealer after you have etched it even.

But I wouldn't touch that with a ten foot pole! haha

Trying to fix someone else's mess ends up in lawsuits or unhappy customers. Especially if you have never done it before. I would pass if I were in your shoes... In fact, I would pass in my shoes too! I have just been burnt too many times with sealant jobs trying to fix other companies sealant messes. We walked away from sealants entirely this year.

P.S. sucks this was your first call! My first call was a house wash on a 2500 square foot home. Sprayed it down in 1 hours time and got $275!

Make them sign a disclaimer your not going to be responsible for results. If they want to move forward wash it.

Take a shot, it's all a learning curve. I charge a lot of money fixing Ty's screw ups.

Thanks for the info, I appreciate it. I was thinking about telling her instead of sealing it to paint it(concrete paint and sealer are about the same price), and charging her about 200 bucks...its only about a 10'x10' patio.

If she agrees to paint your still having to prep. See how it looks, you might surprise yourself.

You did your first house wash ever in an hour? stud.
 
If you go the acid etch way, use a stiff deck brush one way on the whole thing back and forth. Then more acid, and brush it the opposite way. Muratic is cheap enough to get a feel for if it's going to work on a 10x10.

It might have been like 2 but I remember thinking I made doctors wages! Haha

Also keep in mind house washes aren't the same here. No mold or anything green for that matter.

Looks like someone spilled muriatic on the concrete.

If you don't get something in writing, you could be out of business before you start after court costs and attorney fees, you just don't know these days with some people.

That concrete will never look good unless you etch it and cover it with a coating or paint but the paint will wear off in 6 months or a year, get it in writing so they know and don't try to sue you later for doing shoddy work. So many people want to try to sue contractors for their bad judgement and bad mistakes.

If you do take on this job in any way, get it all in writing by an attorney so you are covered because you just never know. Good luck.
