Need help bidding on a barrel tile roof

I need some help from our experts. I have a 6100 square foot barrel tile roof to bid on. I have included the pitch in the square footage. It is a 2 story home and the customer does not want anyone to walk on it so it must be done from a lift. It has never been cleaned in 20 years so it is really black. There is vegetation all around so I know I am using at least 2 ground guys to keep it watered down. My only competition on this job is someone who the owner does not have a warm and fuzzy feeling for. She states she is not looking for the cheapest, but the best. I have done 4 shingle roofs so far but never a tile roof until now. So what would you charge? I know pics would be great but the customer is very influential and will not allow photos. Also, how much apple sauce do you think I would go through? Thanks in advance for any help you may give me.

Never been Cleaned in 20yrs? WOW! I would go at least 50/50 on the mix and use A LOT of surfactant/Soap. More than likely its gonna need 2 applications. No gutters? Cover stuff up and water, water, water. Pricing I cant help with. I'm sure you may be able to get a little more in TX than here in Florida.

Thanks Larry! I was planning on using 50/50 and apple butter. I spoke with the HO and they are waiting on one bid tomorrow. I will most definitely water, water, water. There are gutters around 40% of the home. I should know something Wednesday. I'll let ya know.

good luck bro!

I would get some of the Hang Tite (Amonyx Lo) from Lori at Pressure Washer Products or some of the Amonyx M to help with the cling on the tile roof since you will not be able to walk it and you want to control the runoff.

Most of us don't want to talk prices on the bbs as you may well know of competitors and others out there lurking but for a tile roof a quarter of a dollar sounds about in the ball park per square foot plus the lift cost and any pita fees involved besides that.

That Hang Tite made a HUGE DIFFERENCE in how I clean roofs now since starting to use it! Get you some.

Thanks Christopher! I do have some Hang Tite but I will plan on using the Ammonyx M if I am awarded the job. After a lot of research on pricing averages on tile and shingle, I have built a simple matrix for me to follow when bidding. It's guys like you and Larry and everyone else who continues to contribute to my success. I'll be in Corpus in August and if you are available, I'll drop by and buy you lunch. Mama wants to go to S. Padre LOL.

Good luck Bobby. I got nothing to add from the above comments. If you can get .25 cents, that would be great. Is a lift really needed, or can it be done from the gutter line? My only concern is that tile roofs that were put on 15+ years ago, in Texas at least, were usually grey concrete painted red, and the algae after sitting for so long eats through the paint. The problem is, you can know that until you start, unless you can get on the roof. If this has happened it has to be repainted. If I saw a picture I could definately tell you if that was a concern or not by the type of tile it is.

If theres anything you need assistance with out there, Im only an hour and a half away and I do travel.

hey Scott, yes a lift is needed in 3 areas of the roof due to the layout. I will try to get a pic for you to look at. The HO is adamant about no pics though but i think I can get one from the old bitty. I'll definitely give you call when I get in a bind. Thanks so much. Being a newbie to roof cleaning, i have found that improvising is key. Thanks for everyone's help!
