Were starting to look for a shop/office at this time and about to give up. Most of what were seeing is either 20,000+sq.ft or in the right size without a rollup door. Did it take most of you a while to find the perfect spot.
 
The question would be how much do you need to store?

I started with a small shop, then went to a large shop. Now I have a small shop.

I change my model a bit and allow employees to take vehicles home.

You guys in the south have monster rigs.

Mine are very small and simple
 
I have a home office, no need really for an office elsewhere. I am not having customers to my office, we go to them, so maybe you don't even need any office space Chris.

Sometimes we want all this stuff, but is it really necessary to run your business?

So maybe forget about office space and just look for warehouse space, that alone can be expensive but I need warehouse space for my trucks, trailer s and stock more than I need an outside office. Althou my office at home is way to small I make it work
I will need office space within a year but I waited because I just dont want to add an expense I dont really need

Ware house space i have 2000 sq ft I need about 4000, because as it is now I have 4 trailers and one truck in the warehouse and I have 2 trucks parked at my house, I rather have all the trucks at the warehouse

I have started to look to buy warehouse, the prices have gone DOWN big time with this economy, maybe you should look at buying.
I looked at one property just 2 years ago it sold for $600,000 now its selling for $250K, ya thats sweet, but it didnt have large enough doors and no turn around room, I could put larger doors on but I am looking for the close to perfect space, I may buy I may not

Get what you need, not what you think you want

Look around Chris, in some cases now at least around here you can negotiate on monthly rates

If you have the land look into a Army surplus truck maintenance tent, 20'X48' 16' tall. Takes three guys about 2.5hrs to put up. For under 3K makes a nice warehouse.:shrug:
 
I need to clarify it a bit more, the main objective here is to remove all equipment from my house as well as my blending process for chemicals. With the little one about to be here, I just cant take the risk of having chemicals outside anymore. I am in the same boat JL 5 vehicles at the house and 3 rigs, its even a pain in the a&& to mow the grass. I want something we can store chemicals in, rigs, and other misc. items from around the house. If the shop has enough room to make a small office there the so be it but thats not such a priority.
 
I currently have what i consider a perfect situation. My office is at my house, and I keep a small rig there. My yard is a few miles away viewable from a freeway, with an on ramp 100 ft from the entrance. I get a corner of the yard, my guys do a quick run through when they are donw to make sure nothing bad is going on, and the rent is enviable, if not downright insane. A perfect situation. Of did Imention it is literally across tue street from a state police yard,and they know us?

I rent a 10x20 space for truck and trailer (uncovered) for $70/month and 10x10 unit for chemicals and parts storage for $50/month at a mini storage place. Office is in the house... Works for me because I don't need the storefront or 'place of business' just now.


Did they give you any problems about chemicals.
 
We have a number of customers that use storage units. Many of them also use them as their shipping address as well. Commercial addresses save a few bucks on freight. If you get a bit of stuff shipped to you the difference can go towards the monthly rent of the unit.

Only thing to think about though with a storage unit is what their hours of access are. Some are 24-7 but the cheaper ones (at least around my house) usually have limited times you can enter since no one actually lives on the property.

We had a decent deal on our last shop because it was off (way off) the beaten path. As a store that wasn't so good. :no:

We just got a 2400 sq ft office/shop on an acre lot for GreasePro and BidSlot Marketing to share. Rent is $800 monthly, and we plan to exercise the buy option in a couple of months. The owner is asking $100k. The building is not exactly what I was looking for in a shop space, but it will work until we need to add on. We're pretty excited about it, and are very ready to get our work out of our home.

We have a Storage place called Monster Storage. The units are 22'x30' with 12' doors. We rent 2 of them side by side and took the wall out between them. Thed price is right and they have not raised the price since we started renting them several years ago. We leave 1 van there and the guys drive the 2 trucks home. Works great.

Forgot to mention it is not finished completely. We plan on being moved in and set up on 8/1. There is a new ac unit, air handler, and heat pump going in this week, and the shop/break area plumbing will be finished shortly after along with a new roof.

The bar is already open for business.:alcoholic:
