Priced Too High??

I did a Taco Bell / Kfc demo yesterday with the manager, and we sent the pics to the area manager. I spoke with him today.

I quoted my 30 day price at $195 for all exterior concrete including the drive through, for 4 locations. At this price, I agreed to add in two dumpsters (outside only), and two small bakers racks that are caked with grease.

The area manager said he liked my work, but had to shop around because "in Phoenix I pay around $120". That seems pretty low after expenses and time.

What do you AZ guys think??
 
Mike, what is sqft of these locations? Would you have to use any chemical on the surfaces or just hot water?
I have set price lists for fast food and restaurants, so I don't measure those. It's a normal sized Taco Bell with one drive through lane. I usually use hot water on all sidewalks set around 140 degrees, and 200-240 degrees on greasy areas. Usually only use degreaser at the back door & dumpster pad.

Mike, I just don't get Tucson sometimes, They say there's around a MILLION people in the greater area, but we can't have anything nice here - we couldn't even keep AAA baseball here, spring training, an ice rink, Krispy Kreme - could we get anything going here? We're at the bottom of the market-price here but hopefully we can bring it up. You seem to be going at it the right way. I've had enough, I'm about ready to just raise my price on everything - 'If you want quality, this is what it costs, maybe I can fit you in'

No it's not too high, but you might never get their job. All that cleaning, showing up with specialized equipment - really its low for the work. I say stick to fair pricing and quality, I think that's working for Mr. Cooney and he's in a low market like us although there is actually money in Phoenix.

And what did I say in my post under the thread where you showed the demo? It just kills me that they never want to pay for quality work. Did you remind him of what he's been getting for his $120.00? If they were doing such a great job then he would have never been impressed with what you did for the demo.

Two week cleaning, thats a good schedule. That can only help the market here move towards 'keeping places clean' instead of 'spend the least money possible'. Congrats on the new work.

Thanks. I'm really trying to push more frequent cleanings.
 
Well, after speaking with the area manager again today, we struck a deal. $120 every two weeks for 4 stores.

Things are settling a bit for me I'll call you next week :agree:

Good job on getting the job. That is not a bad price for every two week. After the first cleaning the rest will be maintaining. :)
 
Maybe I've been seeing it close up for too long. It does have it's 'charm' and Phoenix is close enough without having to live there (like it needs to be any hotter than Tucson and the driving there...). We have mountains all around and you can be in a forest in 45 minutes. It's kind of love it or hate it, people that can afford to live anywhere fall in love with the desert and move here but really, can we get it together down here?

Absolutely Tom. I only do quality work, and price my work accordingly. Action speaks louder than words. Our work is our best advertisement.

That being said, the market is tight these days, but I will never sacrifice the quality of the work we perform nor lower my prices to get in a bidding war with some low baller, splash and dash outfit.

I've been slammed busy, must be doing something right. As I have suggested to Mike, one of these days when I have a free couple days (like a weekend, I recall weekends being relaxing, once upon a time), maybe me and the wife will road trip down to Tucson and we can all meet for food, drinks and brain storming ???
