Pricing Flatwork at Convinence stores.

I've got a shot at 20 convinence stores for washing their pump pad areas and sidewalks. I'll be doing water recovery and filtering. The jobs will be in central North Carolina. Does anyone have any suggestions as to pricing? The District manager wants them wash every two weeks. Also does anyone have samples of contracts for this type of job?

I was also thinking about offering to paint the curbs once a year at no charge(labor or materials) if a one year contract can be negotiated.

There has been a great deal of talk about pricing this type of work. I think I've heard .03 to .07 for commercial flat work. Depending on soiling, gum, quantity,distance from shop, ..etc.

I'm responding to warn you about two things I think I picked up in your post.

1) be aware of the manager who wants it done every two weeks. He could be saying that to get a low price then switch it to "as needed" - meaning quarterly or even twice a year. It is obvious to anyone (even though the manager may be surprised to learn) that cleaning something every two weeks is easier than every 3 months. I would give him a price for "initial cleaning" than a "Maintenance cleaning".

2) Don't give away the store! why would you paint the curb for free? I would set up a fee that is fair NOT FREE for the service you would like to provide. Also, the manager is going to know that the curb painting is not "FREE" - he will be wondering how much you are overcharging for your cleaning to be able to afford this extra service.

They are your typical convinence stores. You know, gas pumps on small concrete islands surrounded by a concrete pad area that cars pull up on to refuel. The sidewalks typically follow the outside walls of the building and extend about 3 to 4 feet from the exterior walls of the building.

I'll be bidding on the concrete areas around the gas pumps and the sidewalk areas that are next to the buildings.. I'm not sure how else to describe it???

(I'll be doing water recovery and filtering. ) I will be vacuuming up the water and running it through a filtering system to remove oils and hydrocarbons washed off the concrete. The water will be cleaned to the point that it can be cycled back thru the pressure washer. The contaminants that are removed from the water will be disposed of.

Most stores are within 10 miles of me but 3 are about 20 to 30 miles distant.

I realize that the more accurate information that is provided the better the suggestions and help can be but I an looking for a starting point to determin what to charge. If someone has experience with convinence stores in general I was hopeing that they could give me a starting figure.

I haven't measured each and every area to clean but if that is what is recommended then I'll do that.

I'll be offering other services as I progress, like cleaning the exterior walls of the stores, sealing the asphalt areas and (per your suggestion Tim) offering to paint the curbs/striping for a fee. I suggested that I would do the curbs as an incentive for a contract but Tim raises a valid point that they might interpret that I loaded the bid to cover that. Although painting curbs once a year would not break me.

E-ROCK; I haven't gotten the bid yet. I have an opportunity to provide an bid/estimate on these stores. I cold called one of the stores and found out who owed that chain of convinence stores (they own many other chains). I asked for and talked to the "facilities manager". He in turned provided me with the name of the district manager responsible for my area. I called her and talked to her about pressure washing her stores. She also said that there was another district manager she thought that would be interested in having an estimate/bid done.

This is the point that I'm at now. I need to work up and estimate that will be fair to all parties involved and would be enticing enough for her to accept.

I was also looking for samples of contracts that I could use to draft my own yearly contract to spell out responsibilities of both parties.

If it were me I would go to each location and measure off everything and then sumit a bit for each location. Break it down so to speak so that they can see the price of each location. I would give a price for the first time cleaning and then a regular maintaince fee. If they skip to every four weeks instead of every two weeks then you will add x amount of dollars and so forth break it down so that they understand if they extend the length then you will raise the price. I would give them a price of 0.15cents a sq ft first time and then around .006 cents after that or so I dont know how much sq ft you are looking at but dont sell yourself short these places get dirty quick. Dont forget you are in this bus. to make money I use to let people talk me down and so forth but I dont anymore my price is my price and if they dont like it then I just dont do the work. I dont do discount either I am a contractor and I present myself as such. :(

Hi! I am in also a position to bid for a possible 18 different drug store locations. I went to every site and measured and inspected the areas. Some are more traffic oriented then others. The contract stipulations that they gave me is possible monthly or bi-monthly. I did not have the opportunity to give them an initial cleaning because it is not part of the contract. Luckily the previous contractor did a good job at most of the locations that I am bidding for, so it is just maintaining a store-front that is generally clean. The way I priced my proposal was on that fact. Like I said, some stores are more traffic oriented so the prices differed in square footage. Basically, I charged between .07 to .15 per cleaning. .10 for monthly cleaning and .15 for bi-monthly. If the prices that I gave were lower than that, it was because the store has less traffic and it will take less of an effort to clean. I hope this information helps you and if you or anyone else have any suggestions, please let me know.
