has anyone found properties that NEED cleaning.. yet have a 'for sale' sign up and you can only assume it has been for sale for some time?

Recently i have seen several of these while out flyering, and called the realtor and offered my service, selling the fact that it may help sell the house. However, i havnt had a single bite.

Has anyone gone into real-estate offices with a brochure or presentation folder? any luck?


any tips, advice, experiences are GREATLY appreciated.
 
Clean properties always sell faster and for more money. That's just a fact and experienced Realtors know it. A strong Realtor can persuade his or her client to spend the money.

What you might be seeing are bank owned foreclosures. It's no secret that the banks are loath to spend any money at all. That's just dumb.

I have a customer that buys foreclosed homes in groups of 20-30 at a time and 95% or more of them are a big mess. So far this year he's purchased 62.

He fixes them up then flips some for Big Profits and keeps others as rentals. It's been excellant biz for us because it's almost always all services needed - concrete, asphalt, decks, fencing, siding, roofing etc.

We've had a couple of instances this year where Realtors called us for roof cleanings on new listings. But they couldn't convince the sellers to spend the money. In both instances after the homes sold the buyers' inspectors demanded of the sellers that the roofs be cleaned. So we ended up cleaning them anyway. lol

Actually I had one customer that was going to sell his house and had me clean his driveway. The real estate lady happened to come by while I was cleaning and asked me for a card. A week later she called and asked me if I would give her a discount if she had a bunch of driveways. I did about twenty driveways and some soffit and trim cleaning, a few patios . All within about three weeks. That was 6 months ago, haven't heard from them since,. But that just tells you, it is a market to go after.

Same here. They never bite. If I call a realtor about a dirty listing, they just immediately dismiss me, saying that the seller does not want to spend any money.

Thats why ive never targeted any clients with dirty or paint peeling houses. they dont care!

Some realtors believe in it, others don't. We have seen that around here locally. Very dependent on the neighborhood. You just wanna be the contractor the realtor knows to call when they need it. Generally its a small percentage of realtors that service the very high end properties in towns/areas. Those ones mostly make sure when the property has their name on it, it sparkles.

excellent feedback.. thanks guys.. any tips on just going through a yellow pages and shotgunning random realtors? like lets start with what to say? lol.. do you say anything other than the typical, "hi Im ----------- and i wanted to offer my services blah blah blah"

I have done a direct mail out to real estate companies directly to every agent working for the company. I personalized a letter to each of the agents, addressing them by their official company title and the letter was introducing myself, my service and how I can help their clients improve the sales appeal of their properties.
Feedback = zilch, nada, zip nothing.
In saying that I have one agent that I do work for. He handled the marketing of my home and is fully on board with what I can do for his clients. I have had a number of referrals from him and a very nice feedback from him for my website.
I look through the real estate papers and see properties that I know I could make absolutely pop with a good wash and a driveway clean. People either get it or they don’t.
If you can get one wash job out of an agent I think they are sold on your service and will recommend you to their clients. It’s just getting the first one under your belt with them that is the hard sell.

Where you based out of, Dave? You have an Orlando area code, but your location says North Florida. I wouldn't consider anything south of Ocala to be North Florida.

his logo and name say central florida, I guess he's got the whole state covered. Needs a miami po box.
 
I do email marketing to around 250 agents every quarter hoping to add another one to my active list. It's been tough selling them on the importance of a clean listing, but I do have 4 agents that really push the owners to get things cleaned up. I get around 5-6 houses per year from each of these four so it's been worth it. I'm hoping to build on the roughly 20 referrals per year I get from these four. It takes little time and effort to sent out a few emails (once you have built your list) and stop in at an agency every now and then during slower times so I will keep doing it.
 
Find the Top Listing Agent at each of the "Big Realtors" in town. Offer to demo their personal property for free. Driveway, patio, double wide, etc... LOl ok double wide was a joke.. Chances are they live in a good neighborhood.... they friggin network in their sleep!.. Even if the Top agent doesn't get you biz... your rig and sign at heir house surely will give you ROI.....

oh... BTW the top agents pick their clientele and have no issue convincing their clients on staging, curb appeal, etc. remember though... their existing listings are probably all ready clean, as they wouldn't put their sign on a dirty property. ... so you gotta be their guy! Also, the "other agents" in the office will do as the big bread winner does! ( its human nature.... thats why we are in hear at this moment.. to become better washers, efficient washers, knowledgeable washers, and make your pockets look like they got the mumps!!! ) every industry is same... people with drive follow successful people!!

Smart - successful Realtors, PMs, and business owners know this. It's a fact of life. And it's so simple - clean sells and always sells for a lot more money than does dirty!

How many car dealers don't wash their cars? How often have you been (or ever been) in a dirty McDonalds restaurant? Why do ranch hands take a shower before heading out to the bar on Saturday night? Clean sells. It ain't rocket science!
 
I've got a few of them that send me work.
Got about 8 from them this year.
They found me though, haven't tried looking for them yet.
