Heres some project we do regularly. Ones a golf course property, we do several golf course. This one we do the clubhouse in the pic, plus a large pool area, a restaurant, an equestrian area, barn a mile & a half of 3 rail vinyl fence and all the concrete walkways around the clubhouse, tennis courts etc

We are scheduled to do it every 6 months, but its been every 8 months, which we dont mind, it dosnt get to dirty anyway

3rd & 4th pics are a 12 building condo complex we do every 12 months. 2 of my guys did all 12 buildings in 2, 10-12 hr days. The buildings also had small 2 story breezeways

This is the kind of work we do 75% of the time year round. This is what we target condos, parking garages, golf courses,banks

Jeff, how are you gonna get those neat squiggly lines without a zero tip on there? duh....:D

Seriously though...that's nice man. That complex-what is the average price for something like that if you were just doing the sidewalks? Just curious because I bid on one and they about fell over...

Just doing sidewalks I charge .08 - .09, I have gone a little more and I've gone a little less, I'd like to charge more because sidewalks are usually spread out but only can get what the area will pay

At the above rates its still goodd money, just would like more

.15/sq.ft.

.35/sq.ft. sealed with V-seal
 
Jeff, that $.15 was about 1.5 years ago on my first PW job. 34,000 sq.ft of aggregate sidewalks cleaned and sealed in a condo community. I charged them $.35/sq.ft. total.

That's also what I've charged residential & I've done some pretty large driveways.

I probably will be coming down on that $.15. I'm trying to get in with these PMs in my area. Although, I did do a small 3 building, 14 unit complex for 1 PM last month. I got $2.65/Lft. for that one, which is more than my residential prices. I'm not sure if they took any other bids, but they jumped on it... Go figure!


No nights for me either. Single Dad w/2 kids...

Although I wish I could get some of the gas stations here. They're downright nasty!
 
I have been quoting residential flat work at around $0.08/sf and have to bring along diapers for when people crap their pants. You're hauling around 5 figures worth of equipment, paying for insurance, advertising, etc and they think you're too high because they can get the neighbor kid to stand in their driveway for 8 hours with a wand, do a crappy job and pay them $50.

I refuse to go lower. More work is starting to come in and I would rather do less for more money than drop my pricing just to get more work.

What is your price range for commercial curbs? I'm starting to quote some commercial jobs and don't want to be too far out, high or low, with my pricing.
