I had a dinner in Chilis today its only 2minutes away from my house. O ya please keep in mined that im just a rukie in this. On the way out i've seen a lot of old gum on the sidewalks, so I thought I go back in ask if they need someone to take care of that. I talk to a manager and she said that they do need to take care of that, she thought of buying a small machine and have some employes do the job, but she said if my price would sound good she would consider. She was leaving, so she left me with a assistant manager and he walk around the property and to the back deck. "SEE PICTURES BELOW" After taking for some time to this guy, he told me that the regional manager is stopping by their restaurant on July 7 and they need to clean up.

I need to know how to price out this job and also how to aproch them maybe do this twice a year? Spring and Fall. How can I sell my self to them to get a contract for 1, 2, 3 years? PROs give up some secrets, tricks ............ Please HELP!

1st set of pics!!!!!!!!!!!!

Pricing... well that's based on your location and the market in your area. Ultimately it's up to you.

How do you know if they just need you because of the RM is coming and they want to look good? I mean, if you do not play it right, she will use you and throw you away like a xxxxxx (got to kept it clean).

This is what I do and it seems to work for me....

I give them a great price for a three or two year contract of cleaning for monthly, bi monthly or quarterly. You choose what length you feel is best.

Then I give another bid for a 1 time cleaning. I make sure it is fair but I add a little extra for my expenses for a first time cleaning. (Usually 20-30% more)

Also you need to add a clause for fuel costs. Example... if diesel in a 3 block radius goes up to $6.00 a gallon a gas surcharge of $30 MAY be imposed. Be fair !

You are not saying "will be" but "may be" imposed. The decision is yours, not there's.

Act like this is small potatoes... a little job. You are willing to loose a little money and your time for a bigger picture. You want all of the Chilli's and you are willing to do this job for the opportunity to get all of them in your area. Make sure you are confident, but not pushy. Less is more.

Remember, she needs this to be cleaned if she wants to look good for the RM. You are willing to help her in Lou of the bigger picture.

If you play it right and guarantee your quality of work, and if they want the service for yealy... you'll get it.

I can't really tell the size from the pictures but what i have learned from russ and ron and scott k is that commercial work is alll based on averages you need to sit down (well this is what im working on so that its easier) and make a price list for each restraunt . . . mcdonalds, rallys, chilis and so on

the chili's around here i would bid high 300's to low 400's for first cleaning then drop back down to around 250 or 300 on a thirty day contract

you said its really close to your house so i would ask them if you could do a free demo . . . . any one can SAY they can clean it but in todays society there is nothin better than proof

Good Luck man

This is exactly how I'm trying to wiggle my way in with Rally's!!! Your exactly Right!!!!! I started out picking up a lil small single lane drive thru and today im going to get the contract signed for a double i picked up and to give a quote to another one!!!!!'

I love getting commercial accounts!!! i love trying to sell them even more because unlike home owners they can't stretch thier budget just a lil bit so that is something else you have to sell against

man do i love this business!!

I measured and there is 1440sf of sidewalk all around the property and 740sf of dock in the back area as you seen on the pictures. What do I do with this?

$375 for intitial cleaning
$180 every 2 weeks after that.

They have it in their budget go for it.

How did you get that amount ...375.00

Here in Northeast and in this case CT I think they are looking or needing someone to do it maybe four times a year or more likely twice a year. What should I charge for this service if I was to ask (First time, twice or four times a year). Can anyone write something up (proposal, contract) for me and share it with me. It would be as you was to do the job.

Here is my response to you on TGS:

"It's kinda noticeable that you only post when you need help or advice and that you don't get involved in any other discussions.

We share here. "Takers" aren't looked favorably upon.

Maybe you think you don't have anything to offer because you're new but you should post where you can so that people can get to know you and get more comfortable with you. Post in Mindless Blabbering if that's the only place you feel comfortable chiming in."

Why would Scott take time away from his business and family to prepare a bid for some guy he doesn't know from Adam? He might do it for a friend, or an acquaintance, or someone who had helped him in the past.
You come across as very demanding and you need to remember that this is a community, not free on-demand 24 hour technical support for your fledgling business.

SORRY!!!!!!!!!!!! THAD.

Its because im very green in PW and I think I dont have much to share or comment. Sure when I get more experience I would definetly post and get more involved in disscusions.

It seems that your keeping an eye on me. "Do you work for Homeland Security" HAHAHAHA..........Sorrrrrrrryyyyyyyyyyyyy....I think this is the second or third negative post towards me. Well, once again Sorry! And I try to get more involved.

I came up with that price from my experience of doing these type of accounts daily.I promise you they need it cleaned more frequently than 4 times a year.
I'll be happy to write a proposal for you to sell this job on a monthly or bi-monthy basis @ the cost of $375.
You need to realize is when others tell you a price or schedule for cleaning we know what we are talking about.
It's taken as an insult when you question those who trying to help you.

Didn't mean to insult anyone. I just got the feeling from the GM that they are not in need of getting it cleaned so frequently. I really appreciate the offer to write a proposal for me. I really do.

Im still new man so don't sweat it i haven't even been in business a year but i tell ya what go back and look at how many cracks i had to take and how much i had to swallow my pride to get where im at . . .and let me tell you it pays off

here is proof

three months into pressure washing i pm mike k out of no where and was like he if you wanna go to the alabama RT i chip in for gas and split the hotel? he said cool so i rolled on down to alabama barely even knowing what the hell down streaming was (i still have the little drawing russ and bob did on the back of a napkin for me LOL ) My point is this fast forward to TODAY about oh 4 hours ago i was sitting in my truck at a rally's trying to get a quote together for them. . . Me posting all the time has allowed me to build a relationship with alot of the guys on here so i pull my phone out scroll down to Squirt Gun and give scott a buzz. . . After the "hey kid whats up" greeting LOL we ran some prices off each other and got it hammered out. Let me tell ya being new its some times hard to sell to commercial guys and act like you been doing this for ever but man is it nice to be able to know you are right on track and have the cream of the crop coaching you along. It helps you seem more confident and you come accross stronger which is gonna make you close more jobs (LIKE I DID TODAY !!!!!! )

THIS WOULD HAVE NEVER HAPPENED if i wouldn't have stuck my neck out there and took a chance and well honestly took a chance trying to form relationships with all my buddies on here . . . .

Thats what this is all about . . . . not only are you net working but you are building unbreakable friend ships and everlasting memories. I know i sure as hell won't ever forgot my first round table!!!

Not trying to preach at ya im just letting ya know you got more to give than you might think

I mean hell just ask Ant he said i make a surface cleaner look cool and i think i restore a lil youth back to the industry and i try to keep it fun. I do cross the line now and then but only in good fun!

Keep on posting man whats the worse thing that could happen you get a hand cramp? Well let me tell you i would trade a hand cramp ANY DAY to make friends like the friends i got from the boards!!!

Hey Just do the intialcleaning , tell them 100.00 per hour .. They tell you to stop when they have had enough.. If I really ever started doing flatwork all the time I might concider putting a coin machine on my unit .. Pay or feed it by the hour.. As for being green in PW everybody has to Crawl before the can walk and walk before they can run... and as you get older in this business you will come to realize that once you can run your body will tell you to start slowing down.. Heck for the past 2 weeks I have been working 13 hours a day..

I thought that might be the case, that's why I mentioned it.
I didn't slam you or say that you're a bad guy.
In my own way I'm trying to help you understand what's up and help you get the info that you need. There are some really heavy hitters here with decades of experience but that doesn't mean they're obligated to answer questions or prepare bids for people. Politeness and respect go a long way in this regard.

Just do everything that Scrappy does!
:D

It seems that your keeping an eye on me.
Not my type, sorry. :p
I just happened to notice that all of your posts seem to be DEMANDING!!!!

"Do you work for Homeland Security" HAHAHAHA..........Sorrrrrrrryyyyyyyyyyyyy...
That's not funny.
Yes, I do.
Let me see your green card.

Down here that job would bring $350.00 first cleaning, Then $250.00 to maintain it. I would only give that price if it was done every 2 months...
