Shopping Mall Pricing

Hey guys,

I wanted to see what the going rate for shopping center's is? The work would include an initial heavy cleaning on the sidewalks to remove all gum, rinse down all walls and all dumpster stalls. It's approx. 35,000 sq. ft. I have pricing in mind but would like to see where all of your thoughts are.
 
Its very Possible , we wash on average 4500 per hour per night all year long.

HOW ? Well trained techs with good procedures in place. ( Of course the right equipment)

5000 per hour? Can you tell me what you would use to accomplish this? I have an 8.7 gpm hot water unit. I think I 'might' get close if I had someone rinsing behind me.
 
always thought about getting into, what you guys getting per hour, gross? if you dont feel comfortable answering i understand. right now we bill out 100-150 per hour for fleets.

How many guys? Most guy that do Sidewalk cleaning get 100 to 140 per hour. Each unit grosses 224,000 per year. ( One Man)

Fleets and Residential claim they make 300 or 400 per hour but after you figure the break down its less.

Not arguing just stating what I see and have learned.
 
Florida is tough, ive been laughed at asking .07 to clean a strip mall of that size. I wish you luck ken these prop managers are tough on the pressure cleaners, that is the last priority on there budget. and that budget has been set for so long by low ballers.... i know i know im low balling at .07..but I am rejected on 75% of my bids for commercial. try and get the owner out there or the property manager...offer them lunch that usaully works.. and show them how bad there current contractor is doing and bring that reclaim system out for a demo. I have a price matrix for cwa fines printed out somewhere that usually helps add urgency to highering compitent contractors. hopefully you can schmooz an extra penny or two, but dependant on how bad you want the job this area is known for .03 to .05 for that size(someone shoot me now)..but i would rather be rejected than leave monwy on the table. you should demand better your company has a good image and good marketing presence.
 
Not just your market but all around the country from what I have been told by contractors all around the country.
 
I am set up with a 9 Gpm hot water for the cleaning and an 8 gpm cold water for rinse down. I could easily do 5,000 per hour, if not more. I pitched out the option to recover the water but there was no interest at all by the PM. The initial cleaning is going to be the toughest because it has not been cleaned in so long. I cant see anything less then .10 per sq. for the initial and then drop down to more then half that for the quarterly cleanings. Nick is very true in saying that this market in South Florida has been killed by guys coming in and low balling jobs and providing bad service. But the sad thing is the people in Florida go along with it. I am a Jersey boy and things are done much different up there. I have found Florida to be full of guys ( no just pressure washers) that do half ass work and get away with it. There are so many fly by night guys that ruin the business for guys that are in it to do things the right way. Lets also throw in the guys that do it as a side business, like the local landscaper. This is another problem area. The guy that does my development used to do a lot of the houses here until I moved in. He would stick a guy up there for 6 hours to clean a 2200 sq. ft roof, and do a terrible job for $250 per roof. The sad part is, it will take a long time to get the pricing back up to where it should be. The low ball guys cant survive on what they are charging.
 
From what I have read and what I have been told about the hacks in Florida destroying the market, it is mostly due to the homeowners and HOA's that hire the hacks.

Maybe until enough property is damaged, enough scams are pulled, enough people are ripped off, it seems like things might not change there.

Sometimes it takes a lot for people to change their thinking, maybe once they are ripped off so many times then maybe, just maybe they will go with a reputable company that does the right thing, has the proper insurance and does quality work.

I think that as long as the homeowners and HOA's keep hiring the hacks and only looking at the lowest price, things there in Florida will not change.

Guys out there that are trying to educate their customers, potential customers are doing a good thing and trying to protect people and their property but until the homeowners themselves start caring about quality work, the reputable contractors there will still have to deal with the hacks destroying the industry over there and dealing with the lower than normal pricing for work.

Maybe someone has some good solutions that will help/work for the contractors in Florida?
