Vinyl Siding/roof

I have several vinyl houses and condo buildings to wash coming up in the next couple of weeks. Here in SC we have a yellow pollen that permeates the air for several weeks and leaves everything with a yellow coating when it is finsihes, so I will not start the jobs until after the pollen is finished.

I am looking for a safe mildew/dirt remover product that you guys reccomend. I have been using bleach/detergent mixture in the past with pretty good results. I am considering Jomax in addition. Anyone like to share some mixtures or especially premixtures to reccomed.

Also, I have one asphalt shingled discolered roof. How do I go about cleaning that?

Jomax is a little to homeownery and too much money for me.
Steve uses what he sell's and is constantly their to help. Even when he is out in the field washing he has it set-up so he can talk to you. This can be very helpfull.
Homemade can be good but chems specificly designed for a cleaning task is simpler and in some cases more effective.

I use steves house wash chemicals - good stuff. Ask him about the xjet.

Or anyone else using steve's house wash chems, I'm curious how they compare to using bleach.
I started in the business last year and have predominantly used a soap that is actually designed as a truck wash when I clean houses. However, towards the end of last summer I started mixing bleach with this soap on a few homes that had heavy mold up high. It blew me away with how effective it is. I downstreamed it and watched the dirt and mold run off and disappear within minutes, then just did a low pressure rinse easily from the ground. Are Steve's chem's comparable to that?
I just don't know what to expect. I'm also a little concerned about growing comfortable with the use of bleach. What are the risks to the different types of siding? I'm not concerned about plants and such since I can counter that through dilution and before and after rinsing of the plants. Any thoughts or experiences would be greatly appreciated.

I use bleach

I use about a 1/2 gallon of RPC675, cup of liquid car wax, 2 gallons of bleach, the rest with water - in a 5gallon bucket.

A lot of contractors use soap for a surfactant purpose only - if so buy dawn dishwashing soap - I use soap as a cleaner as well as a surfactant.

I also use the xjet - so it diluted even more. Works great - the mold, dirt, grime falls off.

Last summer, I bid $100.00 to clean one side of a two story home. It was covered with mold - had never been cleaned. I pulled up, looked at the clock, turned the keys off - when I started my truck to leave, look at the radio clock - 19 minutes. Without the xjet - that would have taken 2hrs at the least.

Precaution - Wet down all the vegetation before spraying chemical, while allowing chemical to set on wall, and after I finished. Important - be aware of where the downspouts drain out - wet real good around downspouts. Have never killed anything yet - that I know of.


The wax is the key - that will leave a shine - be sure to tell the customer that the shine will slowly go away. This will set you apart from your competition. Zep Car Wax at Wal Mart - one cup will be more than enough per 5 gallons of mix.


ps always put in your contract if the house has oxidation.

you allready order from Steve. Why not use his WET WAX?
1 gal makes like 90,000,000 gals [well maybe not that good]
it works very well.
 
Its just easy to stop by wal mart and pick the zep up- it works great also.

Although here lately - it might be cheaper to pay the shipping than the gas...haha
 
Tim, I only use 2 oz. of the wet wax to a 5/Gal. bucket of house wash mix. That is 22 cents per bucket plus the freight. Even if the total cost was say $20.00 per gallon with the shipping that would be 32 cents per bucket. What is total cost now per bucket using the Zep? I bet it is more than that.
 
I use Steve's wet wax, and I like it so much, if I wasn't a greasy Italian, I would pour it on myself to give me a nice shine. LoL

Your right Steve - it strictly the convenience. While I'm picking up a loaf of bread, I throw zep in the cart.

In my Comments section - I note that their is oxidation occuring with the siding and company can not guarantee the complete removal. This is for liability purposes - You do not want to get a call a year from now with customer saying the chemical or method you used cause damage to their siding. A lot of customers are not educated on the oxidation process - they think you can remove it and it will go away for ever.

I tell them that its oxygen that causes oxidation - that why they call it oxygendation.

I also note dents, cracks. loose siding, clogged weep holes.

I also note that there is a chance that water may enter the home through vents, soffits, etc - and state a limited liability of no more than $1000.00.

My contract covers everything - or so my attorney tells me it does.

xterior wash and wax

I use xterior's house wash everyday with great results. They are local to me so I don't pay shipping but I think I would if I lived out of the area. I tried Steve's wet wax in my fleet washing. I had to re-wash about 20 trucks. The windows were smeared with what looked like vegetable oil when I used the wax so I have been afraid to try it with anything else. If someone else has success with it let me know what I was doing wrong. I tried downsteaming with my burner unit on but that did not help either. thanks

how much did you use?
You were supposed to use 1 oz. in 5 gal of water then downstream at 15 to 1.
it is 1 oz of wax to 640 oz of water when it hit's the surface.
Something tells me you way over used it.
I add 1 cup to 5 gal of atlas [concentrate]
then mix that in a 30 gal drum of h20
Then i upstream at 15 to 1 hot.
I am going to change the way i wash this year and going to start useing the Atlas as a pre-soak and then rinse with wax in the supply tank.

I added 8 to 9 ounces to a 15 gallon batch of my fleetwash mix. I use 3 gallons of gutterzap to 12 gallons of water for my fleetwash. Was that to much. Sorry I didn't call you to ask better directions but things have been busy. Thanks.

Steve, I was under the impression you use 2 oz of wet wax in the 5 gallon pail mixture, should I use 1 oz?
