Any past damage to the home. Water leakage ( old Windows) I'm going to print something up. Just want to get an idea of what others are using.

I have a 3 page service agreement that includes that stuff along with terms and conditions, warrenties etc. Best to have a lawyer write it up to make sure it will hold up.
