Who do you call first?

I know many of you despise cold calling for commercial accounts... but logically, who does it make sense to call first?

The property management companies? Or the apartments themselves?

And what are some of the questions you ask them when you get them on the phone?

I know property management companies all have "Hot" words... or the words that get them to trigger... What works best for you?
 
And I guess just to clarify... This was meant for Apartments haha

Thanks to Ron, I watch his YouTube videos all the time, and now I have an idea on how to sell to Strip Malls!

But if you have any other inputs for Parking Garages, that'd be cool too!

Ok I'll share my .02
First - just be clear, you're not going to call a property manager of an apt complex and talk them into spending X$thousand dollars to pressure clean their community. They already know they need it. Matter of fact, they get calls from solicitors (pressure washers included) on a regular basis.

Second - most if not all have to go through a RM or DM of so sort for approval. You won't call and convince them either. A lot of it is budget concerned unless they're doing it every year or every other year.

That gives you a rundown on how it usually works.

So.....to get the ball rolling you can call or stop in and introduce yourself. Leave a card, brochure etc. Ask if they're taking any bids for pressure washing. Take it from there. They'll usually tell you what you need to know.
Constant contact is key. That way if/when the opportunity arises, you can slide a bid in. The more bids you have out, the more likely you are to land work from them.

What about corporate buildings? Like... Ramada? Or Holiday Inn?

Soliciting one by one doesn't sound like it makes a whole lot of sense unless I'm on some sort of vendors list and I'm in cool with the decision maker... right?

Because normally, like you say the decision is based entirely on budget and priority... Normally I want to say budget is there... How do you make it a priority?
 
And believe it or not... I've done these facilities already without really meeting too many people, and mostly through cold calling.. But right now I feel like I'm relying too much on how many bids I have out as opposed to how many I'm actually closing.

I'm sure I've created value... I'm not sure if I'm going about the process correctly though...

I've thought about sending letters to corporate offices with pictures of their facility and hand circling problem areas with a one page letter of what we do and a business card, but I'm not sure if sending pictures would make me seem like an A**HOLE lol

I'm confused, you asked about soliciting apartments - I gave you some information on my proven methods of acquiring them (of which you said doesn't make any sense) Now your asking about corporate buildings... that apparently you've already been doing...then ask for Ron's input.

Start visiting the people making decisions. Relationships are everything, this will allow you to turn some referrals.

Of course this means you have to shower , get a hair cut, cover tats. An most important wear clean choinies in case you get into accident on the way.

Please elaborate on what you have done, in solicited , cold call am all others forms of door knocking.

I'm pretty sure what you really want is repeat business that your not finding with the avenue you have been working. I could be wrong , I was wrong once. I thought I was wrong.
