Why would store mgr hide prop mgr info?

Maybe I missed the golden time of year to solicit PMs, but late is better than never. I stopped into a restaurant today in a shopping center. The place looked bad but its in a nice area. I asked the manager if she had info for PM. She said she had name but no number then she left to get it. She came back, I think after talking to another mgr and said if I had a card the other mgr would text the PM and PM would get in touch with me.

What is this mgr hiding? Seems like if I am a restaurant mgr and my storefront looked bad I would want someone to take care of it.

Is this the right way to go about getting PM info?
 
They may be responsible for own cleaning. Do like Steve Said. Try the small stores. Nail Salon. Pizza joint etc

So imagine this call, joe washer stopped by today miss pm. Told me the sidewalks are dirty and your not doing your job. Ok Mr. Restaurant owner you are trying to do my job. I'll show you!!

Three weeks later he opens up CAM bill. Ouch !!! That stinks I have clean walks but now I can't afford that new menu I wanted.

Tenants pay for the cleaning.

Dan don't tell the guy your a washer. Just be a patron that wants to contact the pm for any other reason.

Your don't have to lie, use some imagination. There are other reasons you want to talk to people. Maybe you like the flowers, maybe you want to tell her what a great job she's doing. Maybe you want call her about anything but washing.

What make you think she wants to here about the bad job she's doing?

Now that I have you thinking I'm nuts ask Doug how often they don't call him back?

Next getting this info is not easy. Was anything worth getting in life easy?

Simple question just walk in and ask where they send the rent check.

FYI there's always a watch dog tenant in every center. This is a tenant that the pm uses to handle others on property. The mom and pop places know the tenant. Try them first, major anchors know but they are usually difficult to talk with. Shoe repair , salon owners, bike shop or private family eating places know. Ask for owners and if you can't speak with one walk out and just go to the next.,

If you get the name and number off a sign or from a tenant you will want to confirm before leaving property.

If there's a for lease sign on the center, call the broker.

If there's not a sign, drive around the hood and look at/for retail "for lease" signs. Almost invariably one name(s) will keep popping up. The reason he's the big dog is because he knows everything and everybody in the area. Get the name and number.

If he's out when you call, give the receptionist the address/name of the property you saw his sign on. Tell her you're interested in it. Nine out of ten times she'll give you his cell number. Once you have him on the line also see if he might have any business for you or if he can point you towards any.

You teach others how to do this and they act like they invented what you taught them, they don't show appreciation and they bad talk you and this site, loser azz kissers will always be that way.

If they have any empty shops usually the information will be in one of the windows.
 
when i go out to find out pm contact info and do some shopping center sales the steps i fallow are.
1. find center that i would like to clean
2. in that center find the mom and pop shop and ask for pm info the step continue if i get the number
3. walk the center find something that is broken or something to share with the pm about that has nothing to do with pressure washing
3. call pm from inside truck let them know i am at there property and i was getting a subway or something and i noticed this about the center usually they like the extra pair of eyes
4. before phone call is done let them know what i do for a living ( specialize in pressure washing office and retail centers for property managers )
5. ask if because i am currently at your center maybe i put a bid together for you and provide you with a little demo and set up a time to meet.
6. i always find that getting them to meet in person and walking the center with them or meeting at the office and going over the bid and getting to know them lands way more of the bids vs when you just put bid together and email and forget it you never get anything, hope this helps.
