concrete fix

Can this old worn out painted concrete be "affordably" fixed? We have a chance to get a monthly contract if we are able to fix it.

Appreciate your suggestions.

Looks like the cream is worn off from high traffic. Clean it, stain it, Seal it, done...

You can re coat it, but sealing it after is a waste really. Just depends on the amount of foot traffic it gets. The sealer would not penetrate enough now to make much of a difference.

If they are willing to pay cost plus I will load up the xylene and head on out. minimum of 10 stores lol

It was cleaned regularly, but that can not fix the worn paint. Now, how properly to remove the paint and restore the concrete to its natural color? I asked "affordably" because I might do it complimentary in order to sign a monthly contract. Sealing it, is not an option in this particular case.

Dads stripper will take the paint off but its like 25 a gallon and might cover 500 sq ft

There is a company in Orlando that does dry ice blasting, very reasonable $$, I am trying to find the # for you, they do great work. They can get to the substrate and never damage the crete. When they get done, vac up small particles, acid wash and use a high solid STAIN.

The area is probably less than 300sq ft.

We clean on monthly basis a few restaurant patios and sidewalk storefronts at the owners expense. We are trying to get to clean monthly every neighbor business near by the ones that we already clean. Most of the sidewalks are colored (pinky) concrete. Some parts are in great shape and get great results after being cleaned. Some parts though, are in horrible shape like this particular one.

Try Roller Rock or Spread Stone http://www.daichcorp.com/. I have not used it but it looks like what you need.

Go to sherwin williams or any paint supplier and get a epoxy floor coating that matches the color and apply it, quickest easiest and best fix.

There is no easy inexpensive fix, but it can be made like new if they are willing to pay. High traffic never lasts for ever

Wouldn't the epoxy make the surface shiny? I am afraid that it will look too different from the rest of the sidewalk. If I mess it up more than it's now, the city might go after me

.. What kind of paint or material do you think is the current one?

It is a tough call for me, no experience in this type of work, I might give it up.

You can get flat finishes. 600 sq ft isnt to much you should be able to cover that with 5 gallons. if it looks good enough the other shop owners might want it done. then you charge and make up for the original cost.

What did you decide to do?

I contacted the dry ice blasting company and they are only doing large industrial applications these days, so I think that means 20k plus. Must be nice.
