Guy, this was put on here to show people what i am up against. this was bid on by other contractors aswell. they went with their groundskeepers bid. why is that Guy? did you see the work hes doing? Now that PM has a horror story about PW's in general.

That kind of shabby work gives me the opportunity to charge what I do....quality will set you free but it is not free or cheap.
Hacks like this are not my concern. I worry more about the newbie that does great work but is afraid to charge a good price for it thereby bastardizing the market.]

Brother, you're "Preaching To The Choir" I love when that happens. Then I show up, do some education with said PM, show him how a Professional does it, then "BADA-BING" Check Please!!!!!!!

If you didn't get the job after that piece of work (I mean no offense) then you don't know how to sell. Groundskeepers are not pressure washers, the horror story should be about what happens when you don't use a Professional.

You dropped the ball on that one Man.
 
Yeah Guy I sure "dropped the Ball" The groundskeeper made the a whole $250 for a whole plaza. thats all they will pay. So then you go givem your pro demo and then they say U got it. Well pay you $250 for the whole plaza with 6+year old gum onit. you can have it bruddah :victory:
 
Theres a reason why south texas looks the way it does. But Guy Im sure you do a great job as do I but they will rather pay him lil money and prob invoice alot more and pocket it. all is corrupt around here. But I am raising the bar on job at a time. and I too am picking up lots of work.Good luck to ya Guy keep up the good work
 
This shopping center that was posted is a good example of a lot of mentality here in South Texas, they don't want to pay the money to have it done right but sure want to complain about how bad it looks or how the job was not done correctly.

You saw the pictures.

You know that they will only pay so much which is not enough for old, baked in the sun gum and everything else.

Here are some questions for you guys that can sell good (I am not the best salesperson out there and will admit it).

1. How would you sell or try to sell to this PM after seeing this botched up job or would you just walk thinking that they are just not your customer (you hate to see bad work and damage but it happens all the time).
No bragging how you would sell this to anyone, actually explain how you would sell the job if you would, the selling points, pitfalls, etc.... feel free to PM me and Joe if you don't want to share your secrets here.

2. Do you send pictures of the work and damage to the actual property owner to let them know that they are not taking care of the property and are hiring the wrong people to do the work and they are doing a lousy job and/or damaging property?

3. Do you just keep on going there every month or so trying to sell them on better quality work and how the place will look better but they need to spend money to have it done right?

4. Suggestions to sell this job or your opinion?

EXACTLY BUDDY!!!! We're in business to make money, not lose money. As much as I hate to do it, there are times when I just have to walk away, and I really hate to do it.

Now if it came down to keeping the family fed, or the lights on, or equipment payment, then I'd be on it like "White On Rice" this is the real world after all!!!:yes:
 
Curious thing about calling people low balling hacks. I have had a local competitor that has said I am a low balling hack. It appears that he does not take into account that I have been at this for twenty years, and can clean faster with a wand, with better results than many can with a surface cleaner.
My opinion, is that there are times when nearly everyone is a low baller. If you do stuff that is not on maintenance, you will without a doubt run into projects that are, for one reason or the other, be worse than you thought originally.
There are also times when I make an obscene amount of money, because I have the equipment, and the contacts to do those specialized jobs, and make an effort to market it.
Poor work is inexcusable, but everyone has their moments of low balling, and if you don't, you have not bid on enough projects.
 
Ron, this WAS a great thread. It was a great thread for one reason and one reason only -- the members of this board. They are all open-minded, willing to do things differently than everyone else, and perhaps most importantly, passionate about what they do.
If you are willing to listen to new ideas (rather than typing "thats bs!"), willing to innovate and take chances, and give a damn about what you do, good things will come.
I logged off my account in 11.09 in sheer disgust and returned last week looking for a new trailer. This morning I was looking for the article written by Cody sometime ago and came across a familiar-looking thread. Had completely forgotten about it. I sure hope I can keep my ramblings to myself in the future.
 
This still is a great thread, shows that there are still hacks out there damaging property, still property managers letting damage happen and that the property owners don't know what is happening to their investments a lot of times.

There are threads out there where the pm let damage happen to save a few bucks and got fired, there are threads out there where the pm moved on and the new pm let damage happen thinking that the new lower price was a good deal and there are threads about trying to educate the pm on what to expect, who to look for, etc.....

There are parts of the country that just will not pay higher prices because people have destroyed the market and people from other parts of the country just don't have a clue and think that they can go in there and sell the job, there is still a lot of money on the table or other nonsense like that when they just don't have a clue about the local market. Perfect example is parts of South Texas and a lot of Florida where people keep lowering the prices thinking that they will get all the work then someone else lowers the price more to get the work then someone lowers it more thinking the same thing.

Sometimes people think that there is more money on the table but when the budget only has so much money to be used, then there is only so much money, one of many reasons to talk about their budget as some will talk about it where some will not hoping to save money or keep it a secret.

It is sad that damage keeps on happening, sometimes when the pm's are notified about previous damage from other contractors, warned about the low priced contractors not having the right equipment to do the job properly or just don't know how to do the job properly or the pm knows but still goes with the contractor that is known to damage property.

We all have to work but the pm needs to inform the contractor of proper cleaning methods in case there is a doubt or if there is damage to prevent future damage to their property or ask how they plan on doing the job if they are awarded the job so they will know if there is a chance that the job will be done wrong so they can award the job to a contractor that knows how to do the job properly or has the correct equipment to do the job properly.
