Good news and bad news

Well, the good news is that I got approved to wash about 28,000 sq ft of roofs for an apartment complex. The bad news is, in order to get it, I had to match the lowest bidder, ($1900) and do it for less than half my normal price. The only reason I got a call back at all is because I know the guy that owns the complex. I knew commercial work was not panning out for me, I just didn't know why until recently. I am so ready to be done working in FL. Lol

Dropping your price by over 1/2 is never a good thing Josh. I'm not putting you down or anything and I understand you have a family you have to feed just like everyone else does. The owner could be thinking 1 of 2 things. 1 being is that you're really desperate for work and the other is you were going to overcharge him to begin with. Personally, I just would have walked away and let the other guy have it for that price. If the owner has any other properties then your pricing sets the stage for his other properties as well.

I always leave a little wiggle room with my bids. As for my closing ratio on commercial work it's only about 2 or 3 out of every 10 bids.

Just keep in the back of your mind though if you end up loosing money on the job then you'll be kicking yourself (we've all done it). If you can do it for that price and still make $$$ on it then that's great.
 
Josh, either run, (don't walk) away or renegotiate your pricing with them. Is this for tile or shingle? Your about to lose your shirt and pants if you do it for that price. If they won't renegotiate then let the other shlep do it and lose his arse. There comes a time with some jobs that its more profitable not doing it. Don't take do it just to be busy. Its not worth it.

are you just applying the mix? or are you rinsing the roofs clean also?

Well, at 1.65 a gallon, I predict about $400-$500 worth of SH. I have no employees to pay, so I will make a profit. Normally I would walk away at that price, but I am kind of desperate right now. I am moving in a week and I don't have money for a u-haul or to get utilities turned on or to pay first month's rent. And since I don't have a future in this town to worry about, I guess it doesn't matter too much if I devalue my services here.

Probably 2 or 3 days. If I can make $500 a day on it that's really good for me. Heck, it's a lot better than $3000 for a month worth of sidewalk and curbing cleaning that I was competing with for my last commercial bid. That one I DID walk away from.

Right now, where your at, 500.00 a day is good. minus incidentals and what not you can have 420.00 a day for yourself. I always said that if a guy starting out can make 5/6 hundred a day hes doing good.
 
Other side of the coin is will you get the check that fast? Remember, it is commercial.

Josh how many buildings are there like that. That should go pretty fast with one spraying and one watering. If you have the tank capacity I don't see why you couldn't do all 28,000 sq ft in one day. check to see if there is a spc pool supply up there you can get a much better price on chem.

6 buildings. Two of them are about 6,000 square feet and four of them are about 4,000 square feet. This would go a heck of a lot faster if I had a ground man. The only places for SH around here are Gorman, pinch a penny, Leslies pool supplies, & a few mom and pops pool stores. Gorman is the cheapest at $1.65 a gallon.

If it's not too far away from your project, I can put a call in for you to use our account - we currently pay $0.99/gallon. If that helps bump up the profit a bit for you, I am more than happy to help. I guess do the math on any travel costs if it takes you out of your way and costs you more in fuel, then it may not be worth it.

Thanks a lot! That would be great! After all the times I spent searching for chemical supply, chlorine suppliers, pool supply... I can't believe I didn't know that place was there.

As far as i understand, you normally have to be in the swimming pool industry to get an account with them. I used to have a pool service business, so we are already 'in'.

Give me a day or 2 notice and I will call ahead to make sure everything is OK, they are normally only open weekdays.
