Great post! That is the way to look at things.
 
1. You remind them of negative previous experience.

2. Lack of presentation/not selling yourself enough.

3. They don't like you.

No that's not what I'm saying. But one little innocent thing can push the wrong button and be a major turn off. Maybe they don't like your tie, could be anything.

In commercial I do not have to ask for sales if I'm building relations, looking like a salesmen is the last thing I want to look like.

All these things are for selling cars, I have never sold cars. I could do it, but i have way more fun building relationships then talking a relying on strangers to feed my family.

Again all my customers are seasoned buyers, PRO's All that HOkey stuff they see and we laugh together sometimes when the guy walks through the door when I
m visiting them. I swear I see DJ at least once or twice when making my rounds. I have even called him DJ a couple times.

Do not get me wrong for some of you guys this is where you should start, my type of selling won't work if you need to eat today.

I build futures not fill grocery carts , so learn as much as you can from DJ. Its all good fundamental sound starting blocks.

Thats the fun thing about Sales, this will all work.

Mastering sales in not a Numbers Game.

Choosing and Targeting your clients is a different ball Game.

I do not generate Leads this way any longer, lead generations sales is like Cars. The difference is a car sales men puts a santa on the corner or a free hot dog cart or TV commercial. Loss leader car that was never on the LOT.

I need none of this, my clients are professional BUYERS!!! They buy for a living, the other half are investors. They hire someone professionally to Buy for them.

If I walked through the door like a typical Salesmen the guard would go up like a Bad experience you just got done talking about. Sorta like the person who knocks on your door and asks if the owner of the house is in. (YUCK) or BOOM the DOOR closes

Listen Chad I do not mean to upset you because I said DJ has much to offer to sharpen your skills. The stuff he is teaching is needed, but once you realize you do not want that daily grind and realize selling can be fun and not programed you will enjoy it more.

With all due respect, I disagree.

I have done both. I think you have to have a little car salesman I. You to sell to homeowners, but it is a turnoff to professional managers.

I won't tell you who I told this to, but Chad reconsider that Statement. "We don't build relationships with residential" I wash 120 houses FREE Nov DEC

All My Clients Live in HOMES...If the guy I told about this wants to tell you how that Changed his life he can. Maybe he will tell you how this advice helped him.

All this Stuff is good to know, I will be the first to tell you salesmen are not born. They are trained, people who train sales people do not need to be good salespeople.

I learned all this in 1984 in my personal sales book. I learned far more over the next 30 years. Mistakes non of these sales gurus wrote down because most never sold.

Sales also will changes with market and economy , the way we did things ten years ago are far different from today.

The type of clients we want compared to what we would settle for has changed to.

Supply and Demand is a large factor, our own production rate is also affected by our performance.

While when i was younger I could never figure how to turn the spicket on or off.

Now we have no Spicket, we determine who and why we are going to get there business. Based on more than we can get it.

Ive always been familiar with personality selling. After 5 years in business I've picked up on it in time. DJ just helps connect the dots and fine tune
it. What him and I have been discussing is for more advanced learning I would say.

Glad we're still friends. Don't forget Ron I've learned things from you too.
